LIVING SPACES
Step into this serene home located in the hills of Stony Point, NY, for your much-needed dose of calm. The home features a large front porch with comfortable seating for 5, where you can relax in the shade while enjoying the beautiful views. The wide entryway leading into this home has a large coat closet. Ahead of you is the beautiful winding staircase with wrought iron railing which leads upstairs.
Off the foyer, your living room with comfortable couches and beautiful updated décor has windows overlooking the front yard.

KITCHEN AND DINING
The large cherry wood kitchen boasts brand-new appliances, including dishwasher, refrigerator, 2 ovens, coffee machine, stovetop, microwave, and blender. The kitchen has pots and pans, cutlery and dishware for your convenience.
There is plenty of room for family dinners in the expansive dining room which overlooks the backyard. A bar area is situated right between the kitchen and dining room to give you a good time. Make use of the wine cooler and pop a cork in the breathtaking
sunroom which overlooks the backyard’s beautiful landscaping and sparkling pool. With modern, comfortable seating, the sunroom is the perfect spot for you to connect with friends while admiring the view through the windows surrounding you.


BEDROOMS
This home sleeps 12 comfortably plus infants. Pack and plays are available upon request. The fully equipped laundry room is right near the bedrooms on the upper level.
A washer and dryer are available for your use, as well as an ironing board. Detergent is provided.

Bedroom 1:
Conveniently located on the main level with a private entrance of its own, this bedroom includes 2 44’’ beds, a large smart TV, and closet space. A bathroom is located in the hallway right outside the bedroom.

Bedroom 2:
On the second level, this bedroom has 2 44’’ beds and ample closet space. The smart TV is on a full motion TV mount, so you can truly enjoy your favorite movie in comfort.

Bedroom 3:
This bedroom has 2 44’’ beds and ample closet space. This bedroom has beautiful views of the pool and backyard.

Bedroom 4:
The perfect kids’ room, this bedroom includes 2 full-size bunk beds. The room is right near the master bedroom so you can keep an eye on the kids throughout the night.

Master Bedroom:
This oasis of calm will ensure you never want to leave! A modern king-sized bed sits in the center of the room with a 57 inch TV so you’ll never be bored. Seating for two overlooks the front yard and a full-length mirror is mounted on the wall.
The private master bath will take your breath away. Beautifully tiled, the bathroom boasts a double vanity and full mirrored wall. The shower is the perfect place to luxuriate and enjoy your vacation. With body jets, 2 shower heads, and a handheld shower head, you’ll feel reborn.

BATHS
Bathroom 1: On the main level, right off the kitchen, this bathroom has a standing shower.
Bathroom 2: Located on the upper level, this large bathroom has a tub/shower combination.
Bathroom 3: Master bath

GYM/GAME ROOM
The garage, converted into a gym and game room, will make sure you never get bored.
Being on vacation doesn’t mean you have to give up on a good workout. Get it in with the gym’s treadmill, bike, and dumbbells (and take a dip in the backyard’s pool when you’re done!).
The game room includes pool and foosball tables set on a vibrant rug. Keep some drinks in the game room’s refrigerator and have a game night with friends.

OUTDOORS
This home is set off the road with a long driveway ensuring your complete privacy. The manicured landscaping throughout the property is sure to impress, and the large backyard is fully fenced and private. The sparkling heated in-ground pool is set right off the patio. The large pool area has everything a heart can desire. A heated jacuzzi is connected to the pool. Daybeds and wicker rocking chairs surround the pool. A beautiful fireplace and seating area allow you so sit around after taking a dip. (Firewood not provided- ask us if you’d like us to provide some.) In case you’d like to have an outdoor meal, the grill and patio set are nearby. A bar area completes this space. All outdoor
furniture is available seasonally.

We do provide basic amenities such as toiletries, paper towels, and essentials to get you started. However, if you’re planning an extended weekend stay or visiting with a larger group, we recommend picking up some extra supplies to ensure you have everything you need throughout your stay.

Security Deposit: A deposit equal to 10% of the reservation total will be charged and held securely. It will be fully refunded 48 hours after checkout if the property is left in good condition and all house rules are followed.
HOUSE RULES: Guest agrees to maintain the Property in good condition and comply with all applicable laws. Guest is responsible for the actions of all occupants and visitors. The following rules apply:

NO PARTIES OR EVENTS: Parties, events, or loud music are strictly prohibited. Violations will result in a $500 fee and immediate eviction without refund.

QUIET HOURS: Quiet hours are from 9:00 PM to 9:00 AM. Excessive noise at any time may result in a $500 fee and eviction.

NO SMOKING: Smoking is not permitted inside the Property or in any enclosed areas. Violations will result in a $500 cleaning fee.

POOL/HOT TUB USE (IF APPLICABLE): Use of the pool or hot tub is at Guest’s own risk. No diving is permitted. Use is limited to registered guests only. Children must be supervised by a responsible adult at all times. The pool is open from mid-May through September. Reach out to us for exact dates and for pool maintenance schedule.

CARE OF PROPERTY: Guest agrees to promptly report any maintenance or safety issues. Do not tamper with unauthorized equipment. Furniture, décor, and equipment must not be moved or rearranged without prior written approval. Unauthorized movement of furniture will result in a $250 fee.

CLEANING: Basic cleaning is included. Excessive cleaning beyond normal use will be charged to the security deposit. Additional mid-stay cleaning is available upon request for a fee.

AMENITIES: A starter supply of toiletries, paper products, and detergents is provided to help you settle in comfortably. If you`re traveling with a larger group or staying for an extended period, you may wish to pick up a few extra essentials during your stay. We’re also happy to restock items for you—just let us know in advance and we can arrange it for a fee.

LOST KEYS: Lost keys or access devices will incur a $300 replacement fee.

PHOTOGRAPHY/COMMERCIAL USE: The Property is for residential vacation use only. No commercial photography, filming, or events without written approval.

CHECK-OUT PROCEDURES: Departure is required by 10:00 AM. Return furniture to original positions, empty trash, remove food from refrigerator and cabinets, load and start dishwasher, and place used linens and towels in the laundry area.

MAINTENANCE AND REPAIRS: The Management Company will address reported issues promptly but does not guarantee all equipment will function perfectly at all times. No refunds or adjustments will be made for appliance or equipment failures.

FORCE MAJEURE: The Management Company is not responsible for events beyond its control (e.g., weather, utility outages, construction, or pandemics). No refunds will be issued for such interruptions.
