You will be provided with a unique code to access your vacation home. This code will be valid during the entirety of your stay. Self check-in starts at 4:00 PM and check-out is at 11:00 AM.

FOURTH BEDROOM: A cozy corner for two awaits in this serene bedroom, where the warmth of a twin bed meets the tender embrace of a crib with a rocking chair.
LIVING ROOM: The minimalist allure of white furniture brings a touch of purity and tranquility to this inviting living room space. With the cozy and big sofa, this space is perfect for family movie night.
DINING AREA: The perfect place to dine with my family with good food and good conversation.
KITCHEN: A sleek and modern kitchen featuring luxurious marble countertops and state-of-the-art stainless steel appliances.

Unfortunate our neighborhood does not allow boat or trailer parking in the driveway or on the street - inquire about other options we can provide :)
✔ We ask that you report damages to our staff immediately to avoid additional replacement fee's.
✔ Our home is 100% self-checkin so we require guests to complete a digital rental agreement and check-in form 30 days before arrival to gain access to the home.
✔ Quiet hours are from 10:00 PM to 8:00 AM
✘ Our neighbors are nice people, we ask our guests to not have parties or events.
✘ We ask that you do not smoke inside the house, please.
✔ We provide a starter kit of basic supplies. For longer stays, guests will need to replenish these supplies as needed.
✔An additional charge of $25 per unauthorized extra guest, per night, will apply to any guests exceeding the booked occupancy.
✔There is a maximum of 7 guests allowed over night and a maximum of 9 guests at any other time.
✔ The pool heater works based on the outdoor air temperature. During colder weather or cold snaps, heating performance may be limited, and we’re unable to guarantee the pool will reach a specific temperature, such as 85°F.)
A signed Rental Agreement is required for all reservations. This agreement outlines the house rules, occupancy guidelines, and important policies for your stay. If you have any questions or would like to review the Rental Agreement before booking, please feel free to request a copy—we’re happy to provide it.
Please note: Boat parking is not available on the property.
NO GLITTER/NO DYE: Glitter is almost impossible to remove and will result in a $1,000 fine to cover excess cleaning. Do not use any temporary or permanent hair dye or other dye products in the rental. Evidence of dye will result in a $500 fine or more if damage occurs to sink, floors, carpets, etc. Primary contact is responsible for all guests along with anyone who enters the home during the stay to abide by these rules.
No Smoking of any Kind: Smoking of any kind will result is a $750 additional cleaning and Ozone fee. This includes, but is not limited to vaping, cigarettes, marijuana, or any other form of smoking.
Outdoor Speakers
You can control the outdoor speakers using the iPad provided. Simply open the Sonos app and connect it to your Spotify account to play music.
Please be mindful not to leave the iPad outside, especially in direct sunlight or rain, to avoid damage.
We do weekly pool maintenance, but cannot control weather or debris. While we strive for cleanliness, we can't guarantee a debris-free pool. Rest assured, we're dedicated to keeping the pool in top condition.
We have a security camera doorbell that detects and videos upon motion or sound.
Upon booking, we may require a copy of the lead guest’s drivers license and rental agreement.
We have a smart thermostat that regulates the temperature - it can be manually changed, but note that our threshold is from 70-78F.
Florida is subject to hurricanes, tornadoes, tropical storms, water spouts, other high-wind events, and acts of God.
BOOKINGS YET TO BEGIN
They are RARE, but, if, at any time, our property is under a tropical storm/hurricane watch, where the National Weather Service (NWS) published hurricane “incidence cone” remains focused on our geographic region, with projections of a category strength of CAT 1, or more, forty-eight (48) hours prior to your booking, we will attempt to contact you to notify you that we are cancelling your booking. We HIGHLY recommend purchasing travel insurance in the event that a weather event happens and your stay cannot start or is interrupted, as no refunds will be granted for impending or unfortunate weather.
ACTIVE STAYS
If you are staying with us when a Tropical Storm/Hurricane Watch is announced by the NWS, we will advise you to curtail your stay, and make arrangements to leave the area.
If the storm, in the estimation of the NWS, has the potential to reach a level of Category 1, or greater, in our area, you agree to depart the premises, when requested by our staff, or the authorities.
You are responsible for your own safety, and evacuation/transportation plans, in such a circumstance. We will offer you a pro-rata refund of your stay, for the remaining days in keeping with the Airbnb Extenuating Circumstances Policy.
Weather-related communications outages may impact our ability to contact you. We will make every effort to connect with you, and resolve your reservation situation.
This property is located in a tropical climate zone. It is possible, but not likely, to see snakes, lizards, exotic reptiles, vermin, iguanas, raccoons, ferile cats, alligators, non-native primates, and other wild animals, as well as all kinds of bugs, including, but not limited to, ants, honey bees, palmetto bugs, roaches, etc. on the property.
Per Airbnb’s listing requirements, we are, therefore, required to notify you that we have “dangerous animals” on the property.
All stand-alone, homes, excluding those that are not in a condominium tower, save those in Greenland, Iceland, Ireland, and any part of any nation in the Arctic Circle, are required, by Airbnb, to notify you of the possibility that one might encounter both dangerous, and fear-provoking, non-threatening creatures.
We have pest control services to deal with all of these creatures. If you come across any of them, please contact us via Airbnb’s Direct Message (DM) system, immediately. Many of these creatures are free-roaming. We do not have control of anything that occurs on neighboring, city, community, or HOA properties, and cannot be held liable for their maintenance of same.
IMPORTANT FOR PARENTS: The property is not child-proof and is not suitable for young children. While we love kids, we have not set up the property to protect them from harm. Parents who bring small children will be required to watch them at all times and assume liability.
