Your adventure aboard your very own "Ship of Dreams" awaits you at the top of the gang plank. Loaded with images and decor from the movie and ship.

Located on 57 acre farm in downtown Sevierville with over 1/2 mile of frontage on the West Fork of the Little Pigeon River. Beach chairs (and tubes during summer) provided to walk down path to "the island" to enjoy the river.

We enjoy our privacy and have spaced the five treehouses well away from each other so you can too.

WE HAVE PROVIDED OUR GUESTS WITH A SPECIAL, FUN “KING OF THE WORLD” PHOTO SETTING. THE RAILS ARE DECORATIVE ONLY AND NOT INTENDED FOR CLIMBING OR STANDING ON! DOING SO WILL DAMAGE THEM AND WILL RESULT IN A $200 CHARGE FOR EACH ONE THAT IS DAMAGED!

• WE HOPE YOU GET A KICK OUT OF THE “I’M THE KING OF THE WORLD” RAILINGS WE HAVE CREATED FOR YOUR SELFIES BUT PLEASE UNDERSTAND THAT THE RAILINGS FOR THAT ARE PURELY DECORATIVE AND ARE NOT FOR STANDING ON UNDER ANY CIRCUMSTANCES. DOING SO WILL BEND OR BREAK THE STRUCTURE AND WILL INCUR A CHARGE TO REPLACE ANY BENT TUBING OR FITTINGS!
• NO SMOKING/VAPING INSIDE or on deck (DO NOT THROW BUTTS ON THE GROUND. grass WILL CATCH ON FIRE! USE ASHTRAY PROVIDED underneath treehouse.
• NO CANDLES OR OPEN FLAMES EXCEPT THE GAS FIREPIT
• DO NOT THROW ANY TRASH, ROAST MARSHMALLOWS, OR ANY OTHER OBJECTS IN OR ON THE FIRE FEATURE. IT WILL CAUSE GREAT DAMAGE.
• DO NOT LEAVE FOOD, TRASH, BEVERAGES, OR DISHES OUTSIDE. PLEASE DISPOSE OF ALL TRASH IN PROVIDED RECEPTACLES. RETURN ALL DISHES TO KITCHEN. BEING A PART OF NATURE MEANS THAT RACOONS, OPOSSUMS, SKUNKS, AND OTHERS ARE LOOKING FOR A FREE MEAL.
• EVEN THOUGH WE ARE IN THE CITY LIMITS PLEASE WATCH OUT FOR OUR LOCAL RESIDENT WILDLIFE INCLUDING; TURKEY, DEER, COYOTES, BALD EAGLES, HAWKS, GREAT BLUE HERRONS, TURTLES, SKUNKS, SQUIRRELS, CHIPMUNKS, AND EVEN BLACK BEARS. IT’S ALL PART OF LIVING IN THE MOUNTAINS.
• I AM A ROMANTIC AT HEART BUT PLEASE DO NOT PUT UP STREAMERS, USE GLITTER, OR ROSE PETALS! THEY NEVER GO AWAY AND LEAVE A MESS!
• PLEASE NOTIFY US AS SOON AS POSSIBLE OF ANY BREAKAGES.
• WE KNOW YOU LOVE YOUR PETS BUT PLEASE LEAVE YOURS AT HOME BECAUSE OF ALLERGIES. WE CAN REFER YOU TO BOARDING OPTIONS, IF NEEDED.
• THE HOT TUB IS FOR CLEAN BODIES ONLY SO PLEASE DON’T ADD BUBBLES OR DYES. IT WILL CAUSE DAMAGE TO THE HOT TUB.
• Do not sit on side of hot tub due to danger of falling out and possibly off of deck.
• IF THE HEAT OR AIR ARE ON, PLEASE KEEP DOORS CLOSED TO KEEP BUGS OUT AND THE CONDITIONED AIR INSIDE.
• PLEASE DO NOT VENTURE TO MAIN HOUSE OR BARNS AS THEY ARE SEPARATE BUSINESSES. THERE IS PLENTY OF SPACE TO EXPLORE IN FIELDS BETWEEN THE RIVER AND TREEHOUSE.
• No 4-wheelers, quads, razors, or other off-road vehicles to be ridden on property.
• If you use the tubes or beach chairs down by the river, please return them to treehouse when finished.
• NO jumping on the log rope bridge. It is designed for two people at a time walking up/down to access the treehouse only. Hopefully the bounce provided by this is fun enough.
• speed limit while on the river place farm is 10 mph.
• please be respectful. Your reservation includes use of the area between the gravel road and the river. There is a wedding venue in the small barn between the large barn and main house. Please do not venture into the field behind those or around those buildings as they are operated as separate businesses. Please respect their privacy as we expect them to respect them during your stay.

I HATE RULES AS MUCH AS ANYONE BUT THESE HAVE COME ABOUT BASED ON EXPERIENCES WITH THE OCCASIONAL PREVIOUS GUESTS. THESE WILL HELP YOU AND EVERYONE TO ENJOY THEIR EXPERIENCES HERE.

NYE at the River Place

We rented out all 5 treehouses for our family NYE party and they did NOT disappoint! The Titanic is the newest of the treehouses and has so many creative touches with my favorite being the pretend bow on the back deck that even includes a selfie stick LOL. The treehouse itself was clean and cozy. The bed was comfortable and I even asked the host where the bathrobes are from so I can purchase my own. The bathroom is spa-like and the back deck is pure serenity. All around amazing property and I will definitely be back.
