An old Carriage House with the original stairs. Eight steps to the landing and eight steps to the loft door.

This is our favorite place to stay in the Finger Lakes. The location is great, the property is well-maintained and has everything we need/want, and the host is accommodating and helpful.
Staying in Seneca Falls doesn't getter better than here. The carriage house is conveniently located steps away from downtown, extremely clean, and the owners have thought of everything you might need. Visiting in the summer, despite being hot outside and the unit is upstairs, the place was delightfully cool.
I reached out to the owners regarding a request and they were quick to respond and very gracious.
The only drawback is the stairs to get to the loft. As the parent of someone in a wheelchair, I would not expect them in an old building but wouldn't want others surprised.
Book 3's a Charm; it will make your time in Seneca Falls that much more enjoyable!
We have stayed here twice before, and it is definitely our "go to" in the area of Seneca Falls. The hosts are great and immediately address any issues. Unfortunately, we encountered a serious problem on this third stay that was beyond the control of the hosts: the city had shut off the water when we arrived due to a break in a water main. The city notified everyone that we would have to boil all water for several days, and the water could be contaminated for washing dishes or taking showers.The hosts graciously agreed to refund our payment as we headed to a nearby hotel. We plan to return next year because the price, location, and amenities are perfect for our visits.
Very smooth operation. Nice facilities in a nice location. Several restaurants and cafes within walking distance.

Nice location with beautiful surroundings. Place was very nice, and comfortable with all the amenities you would need. Really enjoyed the local town and surrounding wineries and breweries. Thank you!
We really enjoyed our week at 3's A Charm, great location, clean and fully stocked with everything you could need. Perfect to walk to restaurants and museums. Short drive to Cayuga and Seneca Lakes. We will stay here next time we visit the Finger Lakes.
Absolutely loved staying here! Irene was incredibly communicative, the place was super clean and comfortable, and the location was fantastic. Next time we come visit this area again, we'll definitely be checking to see if this place is available again.
The Carriage House is a favorite of ours to stay in, we've been here many times! The location downtown and near the canal is great for walks and shopping. And, many other attractions are so close by. Super clean and comfortable!
In the heart of Seneca Falls, easy to get to all of the activities in the area. The place was well stocked with everything I needed, from coffee and filters to spices. I will certainly be returning!

My sister and I went to visit my daughter and her young children for a few days. We were able to cook with ease and visit afterwards! The location was perfect because we were on the go every day and came back to a cool, comfortable and clean home. We will plan for future visits and hope to stay at the Carriage House again!
Perfect central location to lakes waterfalls, and glass. Cute,quirky and cozy.Bed was comfortable.We stayed 6 nights and had a nice relaxing getaway for two.So nice to have a home away from home.

Very nice, clean, and comfortable - especially the spacious kitchen and living room area. Located close and within walking distance to the restaurants and activities within town. Property manager contacted us once we arrived to ensure we were comfortable and whether we needed any assistance. If given the need, we would stay in 3's A Charm again -
This property was perfect for our five day stay in the Finger Lakes region. We were able to easily drive to wineries and restaurants on both Lake Cayuga and Lake Seneca. The unit was very clean and well-maintained. It was so well-appointed with everything we needed. Irene is extremely easy to contact and very helpful and accommodating.
Flew in to Rochester and had a leisurely drive to Seneca Falls were we stayed at the Carriage House for 2 nights.
Great location for us to attend a family wedding in Geneva at a venue on the lake. Beautiful fall weekend and convenient location for us to stay at, Host was fantastic and even provided a steamer unit for our wedding apparel.
Kitchen was stocked with all kinds of supplies.
My girlfriend and I stayed here for two nights as we had a friends wedding to attend. The house was very clean and comfortable. Plenty of space to hang up our clothes and right on the water for a nice view. Parking was very nice and backing out onto the street was never an issue. Close to town and easily walkable to everything around. This would be a great stay for those interested in exploring the finger lakes as we did some hiking in the morning before the wedding and before leaving.
Overall lovely and quiet stay. Entire flat was pretty clean, clean linens & towels, etc. Stairs are narrow, so consider this in what type of bag/ luggage you pack. There are also 6 additional steps to the front door on the porch before the additional 16 inside the door to the actual flat.
We enjoyed our stay at the Carraige House. Irene was so pleasant and caring about our comfort. The rooms were well stocked with everything we might need and then some. The bed was comfortable and the stairs although old were manageable for my husband and I and we are in our early 70's. We would definitely stay again when in the area. Thank you Irene!
We came to the area for a wedding on Lake Cayuga but nerded out before the wedding at the Women’s Rights National Historic Park. Like the Freedom Trail in Boston, there are multiple sites in the area to visit and hear National Park Ringer talks and to see exhibits about the 1848 convention that catapulted the Women’s Rights movement. The apartment was in a perfect location to walk to the Elizabeth Cady Stanton home, the Wesleyan Chapel, and the Visitors’ Center.
I wanted for nothing. It is a GREAT location with a 2-minute walk to town. Beautiful nature across a very quiet street...the canal, greenery, and a fantastic stone church.
Washer/dryer were such a boon because I am traveling and on the road for a while. I found everything I needed in the full kitchen and bathroom...plus, it's unique. It's a carriage house!!
The stairs are steep - yes - but if you are mobile and used to taking stairs, they are not a problem at all (plus, they smell like old wood, which is wonderful).
I was here during a very intense heat wave. The owner left the AC on for my arrival, so when I arrived after a long day, it was a great relief to have the house nice and cooled down.
Definitely get to Seneca Falls and get ensconced in the women's movement...Amelia Bloomer, Elizabeth Cady Stanton, Lucretia Mott...you will love it!! And when you visit, stay here!!
This was our first trip to the Finger Lakes area and Seneca Falls was the first stop on our journey. Much as we liked the overall area, there isn't that much to do in Seneca Falls per se, but it is a good jumping off point for Seneca and Cayuga lakes. That said, "3s a Charm" provided comfortable digs for the 3 nights we stayed. The location is great...walkable to Cafe XIX (great coffee and breakfast), as well as the Women's Rights National Historical Park. Communication with Irene was terrific, and check-in was also very straightforward. The kitchen is well-provisioned, as is the rest of the apartment and having a washer/dryer was truly appreciated. There is a steep and narrow flight of stairs to reach the apartment. We did hear early morning traffic (mostly large trucks) during the work week. We found the bedroom to be a bit dark, but it is more spacious than it appears to be in the photos. The bathroom has everything you need and the shower has great water pressure, with plenty of hot water. If you have chemical sensitivities, you may not like the strong smell of Febreze in the downstairs entry way, but it doesn't persist into the apartment.
The living space was very spacious and comfortable. The bathroom and kitchen were well stocked. The only downside was the 20+ steps to get to the main living area. We briefly met the owner who was very helpful and friendly. The location was very convenient to downtown and the river. It is a beautiful setting in a nice historic property.
