The write up said the property was 1.2 miles from the Pismo pier. It was closer to 2 miles. No a/c and it was about 90 degrees. Room was roasting hot. Shower water pressure was awful.

Excellent location and amazing value! The room quality felt more like 5 star hotel than a motel! It’s family owned and run by husband- and- wife team who clearly take a pride in the property. There are plenty of restaurants nearby and the incredible dune beach just a minute away- only $5 for all day parking,including in and out as many times you want! And you park your car by the water! Don’t forget a beach chair and an umbrella! It’s a huge parking space for free, but a walk to the ocean. And did I mention the price? One of the best values I have found, with parking included! Can’t wait when September is coming next year!!!!

Parking was easy and secure. Location was great - easy to get to and close to the beach. The room was clean but the property is older. The staff was friendly. We could hear people in the rooms nearby - during the day and in the middle of the night.

You can't be taller than 5'6 to be under the shower. Walls are paper thin and can hear all conversations in the next room. Defiantly bring your own pillow. The Wi-Fi is terrible and you can't watch TV or sign into Netflix it continues to refresh and you have to go out and back in continually.

TLDR; poorly maintained Walking in, I knew it’d be awful. We arrived later that evening at 10pm, checked in as usual, but something felt off. We got into the room and I do my usual room “inspection” which consists of making sure the bedding is clean, there are towels for the two of us, and the floor is clean. While checking the three things off my list, I noticed a few issues. The first being the AC. It completely non existent. In room 117 at least. It was simply a standing fan that was plugged in next to the furnace. Additionally the furnace reeked of burnt hair and dust, which I can only imagine being a fire hazard in its self. The next thing I saw while tossing some trash was a Rhino “Male Enhancement” Pill wrapper and pill casing in the trash. OUR TRASH. So naturally I go to check the bedding to see if it’s clean. I was hoping it’d at least be clean but as I got close to inspect it, it smelled of human (I hope) intercourse. Following this, I also noticed the door hinges working their way out (1/3-1/2 out), and the window curtain not even covering the entirety of the window. With us being roadside in the motel, we decided to leave and contact Expedia support. After contacting them (ty Expedia staff) the office COMPLETELY ignored the multiple calls from Expedia (could hear call after call as we were packing up to leave to stay at a Best Western nearby) and Expedia notified that they couldn’t be reached. If you value you and or your family, please don’t stay here.

Our second time staying here. It wasn't as clean as it was our first visit, but it was still acceptable. We love the affordability and location is good. Will continue to stay here whenever we visit Pismo.

One night get away

It’s a ok hotel if it’s just for a night stay, Need better pillows and bed not so comfortable. It’s a basic hotel nothing fancy , about 4 minute drive to Pismo beach
