The Space:
Haven on the Hill sits above Tihiotonga with an outlook most properties can only dream of — panoramic views of Lake Rotorua and the city spread out below, visible from the kitchen, living room, and deck. The single-level layout keeps everything easy to navigate, and the open-plan kitchen, dining, and living area is where you'll spend most of your time.
The living room is warm and genuinely comfortable: wooden ceilings, a wood-burning fireplace, bookshelves stacked with reading material, and sliding glass doors that open straight onto the deck. The kitchen is fully equipped with good bench space, quality appliances, and a window over the sink that turns the washing-up into a sightseeing exercise.
Three bedrooms sleep up to six guests comfortably. The master bedroom has a king bed with warm wooden wall panelling. Bedroom two has a double bed with a character feel — a cosy room with a round mirror and striped linen. Bedroom three has two single beds, well suited to kids or an extra couple of guests. There is one main bathroom with a shower and bath, a separate toilet, and a laundry with a washing machine.
Outside, the deck wraps around the living area and catches the sun all day. It's sheltered by native trees and has outdoor dining and lounge seating — equally good for morning coffee or an evening glass of wine with the city lights below.
Guest Access:
The entire house is yours for the duration of your stay, including all indoor spaces, the deck, and the garden. A section of the basement garage may be used by the owner, but guests have access to storage space there for bikes and outdoor gear. Free off-street parking is available on site.
The Neighborhood:
Tihiotonga sits in a sweet spot between Rotorua's city centre and the Whakarewarewa Forest — a quiet residential neighbourhood where you can be on a mountain bike trail in five minutes and at a lakefront restaurant in ten. The Rotorua Tree Trust's 20-hectare reserve borders the property directly, with walking trails on your doorstep. It's the kind of area that feels removed from the tourist strip without actually being far from anything.
Getting Around:
A car is recommended to make the most of the area, and there is free off-street parking at the property. The Redwoods mountain bike trails are less than 5 minutes away. Rotorua city centre is around 8 minutes by car. Rotorua Airport (ROT) is approximately 15 minutes away, making arrivals and departures straightforward.
