AC does not work it is just a fan so they should not be listed in the description of the hotel. The place is well located but there is bad communication and awful service.. We did not stay one night and they did not want to refund money. Unfortunately i did not read all the reviews otherwise i would not booked this place.

The location was excellent and the linens and towels were clean, which was a plus. However, the property itself was not well maintained, which significantly impacted our stay. On arrival, we immediately noticed how thin the walls were, we could clearly hear conversations from neighbouring rooms. Inside the room, there was a strong, unpleasant smell, likely from an unchanged AC filter. The fridge was noisy, the furniture looked very old and run down, and both the windows and doors barely closed properly. Soundproofing was practically nonexistent, the mattress was quite uncomfortable, and essential amenities like the hairdryer and iron did not work properly. Overall, this was an unpleasant experience. With better maintenance, updated furnishings, and attention to basic comfort and functionality, this place could be much better, but as it stands, I cannot recommend it.

This was not a standard hotel, more like a privately owned rental. We booked it in an emergency situation with a very late arrival. The staff was extremely helpful and accommodated us and sent us clear instructions on how to enter the property. For the location and price it was great for what we needed. I am normally used to the luxuries and amenities of a real hotel, and was very nervous on my first impression of the property and inside the building. Once we finally did enter our actual room it was really nice and clean and had everything a standard hotel would have. The staff was extremely kind and helpful and i appreciated there patience and understanding with all of our arrival time schedule changes! One thing worth mentioning, This area of rome it was very hard to find a store after 11pm , we needed water and we had to walk about a kilometer to find a store that was open. And no coffee shops open at 7am either.

Absolutely Disgusting — Checked Out Immediately and REFUSED a Refund This was one of the worst hotel experiences I have ever had. The room was absolutely filthy and completely unacceptable. The sheets were stained, the pillows had marks that appeared to be bodily fluids, the lampshades were stained, and the walls were covered in dirt and marks. The room was clearly not properly cleaned. The common areas were equally disgusting. Wallpaper was falling off the walls, the refrigerator was unsanitary, and the hallway lights were flashing and malfunctioning. The entire property looked neglected and poorly maintained. I was so disgusted and uncomfortable that I checked out immediately. Despite the condition of the room and the fact that I could not stay there, the hotel refused to give me a refund. I cannot understand how a property in this condition is allowed to accept paying guests. This was not simply a disappointing stay — it was filthy, unsanitary, and completely unacceptable. Do yourself a favor and stay somewhere else. I would never stay here again, and based on my experience, I would strongly recommend that others avoid this hotel. Awful service. No one is ever on site and they yell at you in WhatsApp. Dirty walls and bed frames. Shower smells like mold. Not as pictured.

Baboon Rooms is a great place to stay which is located right in the heart of town with the Spanish steps just metres away. My family and I walked to all the major landmarks from our hotel room. The rooms were clean and very stylish. Victory showed us some great places to eat and where we must visit.

Great location to see Rome & relax at night.

Nice room & excellent bathroom. Easy Check-in. Location was EXCELLENT! Great place to stay & hub out to site see. Numerous outstanding restaurants nearby. Will definitely go back. Highly recommend.

Mi-hôtel mi-airbnb !!! Nouveau concept pour moi mais c’est l’Italie !! Personne présent sur place à la journée mais le ménage était fait tous les jours . Des réparations sont également à prévoir. Bonne literie.

The room was lovely and spacious for a family of 3. The area was nice, very close to the Spanish steps and metro. Vittoria who greeted us was very lovely and helped us with directions and places to eat. We chose not to use the lift as felt it could be in a better condition, the stairs were alot after a day of sight seeing. Overall we would go back due to location, room and friendly staff.

Great location, excellent service. Noisy located by a church so expect bells and street noise. Also an hour before checkout you get banging on your door. Lift works intermittently. Other than that the place is very good.

Lovely stay, my only issue was the unit had a very overpowering scent. I have scent allergies so it was a bit overstimulating. Otherwise a lovely stay. Our one daughter had to sleep on a vet small day bed at the end of the Master. The other room was was in a little alcove and was small as well.
