This exclusive holiday villa offers the perfect retreat, nestled in a beautiful olive grove with a huge roof terrace of over 70 square meters, offering breathtaking sea views. The panorama stretches from the White Mountains in the west to Mount Psiloritis in the east, with the blue Aegean Sea stretching out before you. The villa is ideal for couples or families and offers space and privacy for up to four adults plus a baby.

The villa is very spacious. The large living room leaves nothing to be desired. The high-quality furnishings create a cozy atmosphere and invite you to relax. The villa has been furnished with great attention to detail to create a harmonious ambiance that invites you to linger.

The large kitchen with a cooking island is fully equipped, perfect for showcasing your culinary skills.

A gas grill with an outdoor sink is also available in the garden.

With two tastefully furnished bedrooms, each with its own en-suite bathroom, you'll enjoy both privacy and comfort. The bathrooms feature large walk-in showers with rain shower heads. Each bedroom has a 40-inch smart TV.

The villa's beds are 200 x 210 cm and equipped with high-quality spring mattresses and toppers. The upstairs bed can be separated into two single beds if desired.

The bedrooms and living room are equipped with air conditioning that can be used for both cooling and heating. For cooler weather, the villa also features underfloor heating powered by an air-source heat pump.

A highlight of the villa is the spacious outdoor area. The impressive 56 sq m swimming pool with a shallow end is nestled in the olive grove, offering perfect privacy. Adjacent to the pool is a generously sized deck furnished with comfortable loungers. Here you can soak up the sun or relax in the evening with a glass of wine under the stars. The large, landscaped outdoor shower, measuring approximately 5 x 7 meters and equipped with hot and cold water, provides a refreshing experience after a day at the beach or pool.

On the beautifully furnished rooftop terrace, you'll enjoy stunning views of the rolling hills, the surrounding olive groves, and the sparkling sea, transporting you to a world of peace and relaxation.

You can park your car in the large, shaded carport.

The pool is closed from December to the end of March.

The minimum stay from December 8th to the end of March is 28 nights. Electricity is included in the price (the pool is closed. Final cleaning is included, but not interim cleaning. These can be arranged and will be charged separately.)

Pool heating is not included in the price.

Check-in time is 2:00 PM, check-out time is 10:00 AM. Early check-in and late check-out can be booked subject to availability.

Starting in 2024, there is a new regulation for tourism:

As of January 1, 2024, an eco-tax has been introduced for all guests. This tax is tiered according to villa category and season.

The fee is €15 per night per villa from March 1 to October 31. For the months of November to February 28, the fee is €4 per night.

The amount must be transferred directly to the landlord's account four weeks prior to arrival. The landlord will then forward the payment to the Greek tax authorities.
