Elegant villa, in Florentine style, built in the second half of the 18th century on a previous high medieval village linked to the route of the Via Francigena. Surrounded by a park of holm oaks and cypresses and placed on a hill in an extraordinarily panoramic position, the Palazzina is today a refined residence, conceived and furnished as a private villa where you can breathe the history and the grace of the past, open to guests and friends. Made even more elegant by a large circular garden at the entrance and ideal for events, an ancient hunting lodge, the villa preserves intact the features of the eighteenth-century farm created for banquets and ceremonies linked to the arrival of spring and the fertility of the earth.
The villa can accommodate up to 24+2 guests(the ideal solution for children up to a maximum of 14 years old).
On the ground floor, there are three large living rooms, two of which feature pietra serena stone fireplaces, and one with a piano. The living rooms have direct access to a semicircular terracotta solarium. Additionally, the ground floor includes two double bedrooms with en-suite bathrooms equipped with showers.
The ground floor also houses a study, a cozy bar area with a professional espresso machine, and a fully equipped kitchen with a dishwasher, two refrigerators, a freezer, an electric oven, a microwave oven, 2 kettles, 2 toasters, and a citrus juicer. Other amenities on this floor include a laundry/wardrobe room, a small sitting room with a TV and card table, and a billiard room.
On the first floor, there are three twin bedrooms and five double bedrooms, one of which features a large panoramic terrace. Each bedroom has a private en-suite bathroom with a shower.
On the lower ground floor, you’ll find a large relaxation room with satellite TV and direct access to the poolside, a fitness room, a relaxation area with a ping-pong table, as well as one twin bedroom, one double bedroom, a bathroom with a bathtub, and a guest bathroom.
Available to guests are also a massage bed and a yoga room equipped with mats.
The villa is equipped with a laundry room and a pantry. Pets are warmly welcomed.
From 2025, thanks to a photovoltaic system with storage batteries, we have achieved 100% energy self-sufficiency, allowing us to manage not only electricity but also hot water in a sustainable way.

The historic park surrounding the villa boasts a beautiful infinity pool (6x12 m), a barbecue area with a gazebo, a hot tub next to the pool, an outdoor play area, and a volleyball court. The property offers excellent Wi-Fi connectivity both indoors and outdoors, including the pool area. The villa also features a safe, private parking, and a spacious park with holm oaks and cypress trees.
Notes: For bookings of 20 or 24 people, a reduced number of rooms and bathrooms will be available, suitable for the requested capacity.
Prices include consumption of water, gas, electricity, final cleaning, linen for rooms and bathrooms (linen change is weekly).
The heating consumption, if applicable, is not included in the price and will be payable on-site based on usage.
Upon arrival, customers will have to provide a security deposit of € 1,000.00 which will be returned to them at the end of the stay minus the cost of any damage incurred.
