Situated at the top of Fernhill (only a 5 minute drive to the lake and CBD), with absolutely stunning views of Queenstown, Lake Wakatipu & the Remarkables mountain ranges.

Our 4 bedroom 3 bathroom home has everything you need to make your perfect Queenstown holiday memories.



The Space

A four-bedroom home set over multiple levels, in Fernhill, just above central Queenstown. The living areas look out to views include Lake Wakatipu, Walter Peak, The Remarkables, Kelvin Heights, Jack’s Point, Queenstown, and other surrounding peaks.

Bedrooms: Four bedrooms, including a master with ensuite.

Bathrooms: Three full bathrooms. Two are ensuites and all contain standing showers.

Living areas: Open-plan living with heat pump, Smart TV, and balcony access.

Balcony: Large balcony stretches across living area, kitchen, and master bedroom. Multiple glass doors/ranch sliders provide access to outdoor areas.

Garage: Not for guest use.

Bedroom 2: 2 Single Beds

Bedroom 3: 2 Single Beds

Bedroom 4: 1 King Bed

Master Bedroom: 1 King Bed or 2 Single Beds

Bedroom 2: 2 Single Beds or 1 King Bed

Let us know your preferred configuration at least 3 days before arrival. Changes requested after this time will incur a fee of NZD $100 per bed plus a NZD $10 call-out fee if requested after check-in, which covers our external cleaners coming to rearrange beds and fit new linen.



Guest Access

Guests have full use of the property — kitchen, lounge, bedrooms, bathrooms, and balcony.

Guests do not have use of the garage.



The Neighbourhood

The neighbourhood is wonderful. The home stands alone at the end of the street which provides privacy and a rural feel while only being 5 minutes' drive to the lake and CBD.

Distance from nearest supermarket: Four Square Queenstown, cnr Stanley & Shotover St — 3.7 km (On The Spot Fernhill Grocery is closer but is a convenience store, not a supermarket)

Distance from Queenstown Airport: 11.0 km

Distance from Queenstown Town Centre: 3.7 km

Distance from The Remarkables: 27.2 km

Distance from Coronet Peak: 19.6 km



Other Things to Note / Good to Know

Stairs: External: optional 7 steps with handrail to front door (can avoid via driveway). Internal: 16 steps between lower foyer and main living; 3 steps within living to hanging chair nook; 9 steps to upper large bedroom. Outdoor: 5 steps up to spa area; 3 steps down to outdoor dining area

Water: Runs on a hot water cylinder (135 Liters) with a set amount, so larger groups should space out showers. If the hot water runs out, please allow 3–4 hours for the tank to reheat

Power: Running too many appliances at once may trip the power

Fire alarm: Sensitive, so please take care when cooking and have the extraction fan turned on

Extra linen and a mid-stay clean are available for a fee.

Baby Bundle (portacot, high chair, baby bath) is available on request for NZD $50.



Please make all requests at least 3 days before arrival — later requests incur an additional NZD $10 call-out fee.



The first round of amenities is complimentary. If you're staying more than 5 days, we'd recommend picking up extra during your stay.



House Rules

Maximum of 8 guests, with children aged 0–2 staying free.

At least one guest must be over the age of 22

No pets, parties, or smoking/vaping indoors — and please, no glitter

This property is in a residential area; quiet hours run from 10:00 PM to 7:00 AM.

Need something in person? Swing by our Guest Lounge at 19B Shotover St, open daily 9am–5pm (closed Christmas Day). Free Wi-Fi and coffee or tea are on us.

Our team is available daily, 9am–5pm. After hours, until midnight, a virtual assistant can help with simple questions.
