    This spacious 3-bedroom townhome is ideally located in Tempe near ASU and offers easy access to many of the area’s central destinations. Guests can enjoy community amenities such as a shared pool, along with a private patio perfect for relaxing. Designed with comfort and convenience in mind, this home is an excellent choice for extended stays, whether you’re visiting for work, school, or leisure.

    Please read the entire description including our Expectations & Policies below as we try to answer the most common questions we get from guests.



    Property Details

    This 3 bedroom townhome 1092 sq. ft. features a community pool, laundry room, and a patio . All the essentials are provided such as sheets, blankets, towels, bath and shower toiletries and laundry supplies for your entire group.





    *Please keep in mind this home is only available for longer term stays, and must have a 30 day lease. If you have a shorter stay we may be able to accommodate you at one of our other properties. Please ask us about other properties that we may have available for shorter time frames.



    Sleeping Areas

    Master Bedroom has a Queen size bed with master bathroom attached

    Guest bedroom #1 w/a Full size bed.

    Guest bedroom #2 w/a Full size bed.



    Common Areas

    Kitchen, Living Room, Patio

    A fully stocked laundry room, hair dryer, iron & ironing board, and vacuum cleaner are also available.



    Children supplies such as high chair and pack n play are available for rent, please ask if needed. $5 per day per item, plus a $35 delivery charge plus tax.





    Parking

    Assigned covered parking available for 1 vehicle. Additional guest parking available in uncovered and unnumbered spaces.

    Overnight street parking is NOT allowed. RV/trailer Parking is not available

    The community pool is open year round. Please abide by community rules posted within the pool area.







    Pet Policy

    Pets are allowed on this property (DOGS ONLY)

    Please let us know if you have pets as dogs only are welcome to stay here there is a max of 3 pets allowed.

    There is a per pet fee of $10 per day (plus tax). We do require that you have a place to keep your pet (i.e. dog crate, pet carrier, etc.) while you may be away from the house. We also need to know a few things about your pet (color, breed, weight, and age). Please let us know these details at booking time so that we are able to inform the community of your pet. Please note that guests are still responsible for picking up after their pet. Additional cleaning fees may be charged for pet messes left behind.



    A $250 penalty charge will be applied if there is evidence of a pet and no disclosure











    EXPECTATIONS & POLICIES

    We do our best to ensure guests have a 5-star experience. Guests will be provided with a start up supply of household items such as laundry soap, dish soap, paper towels, toilet paper etc so that upon check in you do not need to run to the store. If you are staying longer than a few days, you will need to purchase these items. Thank you!



    Max of 7 of guests allowed. Additional guests above 6 up to the max are an additional fee.

    No overnight guests.



    When booking, please let us know how many guests will be in your party as well as how many vehicles you will have on-site, as well as the nature of your visit. With that info we can make sure the home is ready for your group and that you have all the necessary supplies, linens, etc.



    Noise Policy

    Noise ordinance set in place between 10pm-8am

    LOUD PARTIES AND LARGE GATHERINGS ARE NOT PERMITTED.

    If your trip is more adventure focused, the home is located near the Superstitious Mountains. Saguaro Lake, the Salt River and more.



    If you are going to be traveling around the Southwest after your time in Phoenix, you can feel free to leave bigger bags here and use this as your base. San Diego, LA, Las Vegas, and the beaches of Mexico are all about 5 hours away. The Grand Canyon, Sedona, White Mountains, and AZ`s wine country are 2-4 hours. Take your carry-on and leave the big stuff while you explore. We have been to almost every corner of the state, so if you want to know the hidden treasures, we would be happy to tell you our favorite places to visit.

    *We do NOT have any control or authority over the community vendors servicing landscaping, pools or pest control. Services may occur during your stay and they have access to the common grounds only.

    *Thermostats may have temperature limit locks (i.e. 72 deg.) to prevent being set at temperatures that may cause catastrophic damage in high heats or to help control out of the ordinary utility costs throughout the year.

    STR LICENSE:

    USING THIS PROPERTY FOR THE FOLLOWING PURPOSES ARE PROHIBITED:

    - Any nonresidential use;

    - Holding a special event that requires a permit or license pursuant to a city or town ordinance or state law or rule;

    - Operating a retail business, restaurant, event center, banquet hall or similar use;

    - Housing sex offenders;

    - Operating or maintaining a sober living home;

    - Selling liquor, illegal drugs or pornography;

    - Other uses prohibited by A.R.S. 9-500.39





    As part of the check-in process, you are required to complete a guest registration form. This form will ask for personal details such as your name, contact information, and any special requests. The form must be submitted prior to receiving check-in instructions. By submitting the form, you acknowledge and consent to the collection and use of your information in accordance with our rental policies and applicable laws.



    The house is a non-smoking, non-vaping property. Evidence of smoking inside the home will result in a $250 fine. Guests are responsible for picking up any exterior waste they create including evidence of smoking. Additional cleaning fees may be charged. Evidence of Marijuana left in the home will also result in a $250 fine.





    This property may require an Arizona lease to be signed for any stays of 30 days or more. Typically, the terms are no different from what you agree to on this site and this is more a requirement by the state of Arizona and/or this community. This home also has a utility cap that applies for stays of 30 days or more. The homeowner pays all home utilities up to a utility cap of $250, the tenant pays any utilities over cap. This cap typically only applies in the summer months depending on tenant utility usage.

    We HIGHLY advise having a car if you stay with us, and we have off-street parking available for you. Phoenix is a SUPER spread out city (50+ miles in all directions), so while we do have public transportation, it can take a while to get to your destination by bus.



    Feel free to ask about distances, and we can let you know average drive times.
