Charming traditional farmhouse from the 16th century, steeped in history & carefully restored, nestled in the countryside on a 62ha agricultural property (cattle breeding) perched on a "promontory" on a hill, on a well-exposed hillside. Calm & tranquility within a rural family "mini hamlet" nestled in the hollow of a bucolic valley of meadows crossed by a small stream, on the edge of a beautiful wild forest very close to the first vineyards of Couchois (Côtes Chalonnaises). Absolutely enchanting landscaped setting, superb unspoiled setting of nature & greenery 100% relaxing & restful, literal "mini green paradise" for young & old. Possibility of observing wildlife on site. Magnificent hilly countryside to discover in the surrounding area, combining wine-growing landscapes & gentle mountains, between vast wild forests & bocage valleys. 2 km from the charming, typical little village of Perreuil, with its original heritage (neo-classical town hall, neo-Romanesque church, neo-Gothic girls' school, etc.), adjoining the Voie Verte and the famous Canal du center ("Le Quiet river", navigable route nestled in the heart of nature with preserved banks, to be discovered during a boat trip or on foot). Spacious gîte with very good comfort. Warm country style with contemporary accents. Lots of charm & character. Pleasant exposed & shaded terrace with a view of the owners' garden. Composition: Semi-detached house on 2 levels adjoining the owners' home and another gîte (total independence / access by 1 km stone path). Wood pellet stove heating. Chimney. Ground floor: living room-kitchen, lounge, bathroom (shower/Wc), 1 bedroom (double bed 140x190cm). 1st floor: 1 bedroom open to the living room below (3 double beds 140x190cm). Absolute tranquility for this gîte located in the countryside in an intimate mini rural hamlet, on the edge of forests & meadows, a stone's throw from the first vineyards of Couchois, 7 km from the "seven menhirs of Epoigny" (one of the most important megalithic sites of Burgundy) & 5 km from the charming medieval & commercial village of Couches (small supermarket, numerous amenities on site & exceptional heritage including the sumptuous castle of the Queen of France Marguerite of Burgundy dating from the 13th century). Magnificent preserved surrounding setting (partly classified as a "Natura 2000 Zone" for its rich ecosystems), between wine-growing countryside & gentle mountains, bucolic hilly setting of nature & greenery combining vineyard hillsides, large ponds, wooded hills & green bocage valleys, adjoining the vast national forest of Planoise (one of the largest in France) on the southern slope of the Morvan massif (at the gates of the Natural Park).
