The sunny Landhaus Anita, designed with comfort in mind, is located in the middle of the idyllic South Tyrolean mountain landscape, with a breathtaking view of the Kronplatz ski area (Dolomiti Superski), and is the starting point for numerous skiing, mountain biking, hiking and climbing tours.
In a quiet yet very well-connected location, you can reach the Kronplatz ski area on foot (approx. ten minutes’ walk) or by bus (bus stop directly in front of the house, journey time two minutes).
For a parking space at the lift station in Percha, we provide you with an Ekey so that you can park your car conveniently and free of charge.
If you are planning your journey with your own car, Landhaus Anita offers a large enclosed garage (61.6 m²) free of charge, with space for up to two cars. The train station is located directly at the lift, eight minutes’ walk from our house.
Even in midsummer, the house remains pleasantly cool without air conditioning, as it is located at an altitude of 1000 metres above sea level.
For your daily needs, you will find a supermarket, pharmacy, optician, children’s specialist shop and a restaurant within an eight-minute walk. The small town of Bruneck (4 km) offers a diverse shopping selection, numerous cafés, a varied cultural programme and a Christmas market.

The enchanting Lake Prags, Lake Toblach, Lake Antholz, Earth Pyramids of Percha, Rieserferner-Ahrn Nature Park, Three Peaks, Fanes-Sennes. You can also visit Bruneck Castle and Sand in Taufers Castle, the Folk Museum, the Prettau Mining Museum Klimastollen, the Reinhold Messner Mountain Museum, and Biathlon Antholz.

In Italy, every guest is required to pay a local tourist tax. This fee, also known as a tourism tax, is collected by the local authorities and varies depending on the region and type of accommodation. The amount of the local tax can differ from town to town and is often based on the category of the accommodation and the length of stay.
It is important to note that this tax is not paid in advance, but is due at the end of your stay upon departure. The amount is usually paid directly to the accommodation, which then forwards it to the responsible authorities.
The local tax is used to improve infrastructure and services for tourists and helps cover the costs of maintaining and promoting tourist facilities. The local tax for this house is Euro 2.50 per day and person. Children under the age of 14 do not pay the tax.
After the booking has been completed, I will send you a message via Airbnb asking you to send me a photo of your identification document (identity card or passport).
When using an ID card, I kindly ask you to photograph both the front and back side.
This information is required because, according to Italian law, I must complete the legally required guest registration.
Data protection:
The identification documents (ID cards) are used exclusively for the legally required guest registration and are deleted immediately after the successful transmission of the registration data.
As soon as I have received the identification documents, I will send you all further information regarding check-in.
Please note that no food is provided in the holiday apartment. Coffee powder is also not available; however, for your first coffee we provide you with a few Nespresso capsules or tea.
For a pleasant start to your stay, you will also find some rolls of toilet paper, dishwasher tablets and dishwashing liquid in the accommodation.
Laundry detergent for the washing machine is not provided. As a small welcome gesture, you will find one Ariel All-in1 laundry pod for your first wash.
We recommend bringing all other food and consumables according to your personal needs or conveniently purchasing them locally.
Our cleaning company ensures perfect cleanliness and disinfects all surfaces, bed linen and towels according to the requirements of the health authorities.
The architecture of the house is arranged over several levels, meaning that there are stairs between the different areas of the house. Therefore, small children must be supervised particularly carefully. The accommodation is not wheelchair accessible.
Please note that our house is not suitable for children under 12 years of age. The accommodation was not specifically built to be child-safe and therefore does not have the appropriate safety equipment for younger children.
There are also areas outdoors that may potentially be dangerous for children due to the structural conditions and the location of the house. For this reason, we kindly ask for your understanding that, for safety reasons, we cannot accommodate guests under the age of 12.

We kindly ask you to respect our house rules and to provide us with the exact number of people who will be staying at the accommodation when making your booking.
Please note that a maximum of 6 people may stay in the house at the same time, as the accommodation only has the required license for 6 guests. It is therefore not permitted to accommodate additional people who have not been included in the booking.
We also kindly ask you not to register fewer guests than will actually be staying at the property. The subsequent accommodation of additional, unregistered guests puts us in a difficult situation, as we are legally required to report all guests to the relevant authorities.
Furthermore, incorrect guest numbers may lead to insurance-related issues for which we cannot accept any responsibility.
We would also like to point out that the price of the accommodation is calculated per day and not per person. Therefore, providing the correct number of guests does not affect the overnight price, but it is absolutely necessary for legal and organizational reasons.
