This downtown Pagosa Springs townhome is a stones throw away from the San Juan River and Yamaguchi Park with access to the Riverwalk trail out the front door. With modern amenities in every room, this unit is a perfect getaway for you and your family or friends. Walking distance to the Springs Resort, Reservoir Hill and downtown Pagosa Springs shops, breweries, coffee shops and restaurants.

If you like to fish, you'll love the access to some of the best fishing on the San Juan river. Winter fun snow sledding is across the river on Reservoir Hill.

This home has a wonderful downstairs with spacious kitchen, dining and living areas with a 1/2 bath. Upstairs, there are essentially 2 master suites with private baths and a laundry room in between.

This home has 1 portable AC unit upstairs.

  • We took a 5 day rafting trip down the San Juan. Our second camp site at Hanaker had an amazing hike up the canyon wall to a look out over the river and canyon. Very hot hike, but the views were amazing. If I did this one again, I would probably go in the morning. The raft trip itself is pretty easy, only one Class III rapid. Quick weekend for a wedding

The place was PEEFECT in every way but one. It wasn’t a big deal for us because the weather was nice, but be aware there is no AC! Coming from Texas, we love our AC! We would definitely stay here again anytime other than the hot summer months. Host was perfect and the snacks were a perfect touch. Super cute little development and felt 100 percent safe! Close to everything.

Reviewer Comments: If we had A/C the unit would have been bearable ...but the weather was way too hot to just “open a window” ...we slept with wet wash clothes & especially with the bedrooms upstairs it was miserable.

Comfortable Condo

We reported one defect in the unit to property manager so I wouldn’t be charged for a possible damaged door under stairs storage area. The unit was nice.

Never using VIP mgmt company again.

Rating Details: The property manager was somewhat unhelpful. The vacation rental was spotless. I was happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The rental management company, VIP Company, Inc or Escapia was an impersonal host and equipped the rental poorly. There was no air conditioning and the upstairs the sleeping quarters were sweltering. Kitchen, minimally stocked including out-of-date food. Never using VIP again!

Great location and clean property.

The only issue we had with our stay was the first night was VERY warm upstairs from the unit being closed up with warm temps and no AC. Once we are able to keep the windows open at night and get the fans going, it cooled down and the other nights were warm, but not too uncomfortable. Plenty of space, easy trail access, near a park, great amenities and appliances in the unit. Use of garage was awesome. We were able to fit our full size pick-up with bikes in the garage. Driveway space is small though, and our pick-up didn’t really fit in the driveway space, but thankfully the garage was good. Minus 1 star for no AC, really dirty garage floor that always got tracked into house, and exterior stain maintenances which lead to covering of doorwalls and painters outside and on the porches for 2 days. Also, water pressure in shower heads could be improved, difficult to wash long hair. Overall, we would recommend and stay here again. Loved having laundry, next door to the park, and easy access to the trails.

Great little condo

Location, Location

Location was excellent! We came up for a couple of days of skiing and a day of soaking and the location was excellent. We had everything we needed and the property managers were so easy to deal with. Very responsive and kind. Thank you!

This property is in an awesome neighborhood right off the San Juan river. Just a half mile from the town, you cannot ask for much more. Extremely clean and easy process. Big fan.

Only a few steps out my door, I walked the river walk, winding along wetlands with unique birds chirping, observing rafters and kayakers on the San Juan river, enjoying coffee at Root house and the Pagosa bakery, dipping my toes in the famous hot springs pools along the route, browsing antique stores and thrifting. I appreciated the simplicity, yet well appointed townhouse. Everything I needed for cooking healthy meals, enjoying tea on the balcony while listening to the river. Extremely comfortable beds for a wonderful nights rest, full size washer/dryer, spacious shower with river stone floor and raindrop water head, deep comfortable separate tub for soaking after a day of hiking. The care takers were easy to communicate with, handling any questions promptly. I would wholeheartedly recommend this property and the management company to anyone desiring a place to stay in Pagosa Springs.

Needs a personal touch (lamps, rugs to prevent echo, tapestry in master and side table lamps feel like a dorm room). All 3 of us are hosts and we felt like someone needs to spend some time there and get it dialed. Seems like its being pieced together.
