Welcome to Be Our Guest, a beautiful 3-bedroom vacation townhome located in the wonderful Windsor Hills Resort community in Kissimmee, Florida! Our family loves this home and hopes you will too.

Located less than 3 miles from the theme parks, this home is the perfect place to relax and enjoy all that Orlando and Central Florida have to offer. With private themed bedrooms, spacious living areas, and your own private plunge pool, you'll have everything you need for a magical and memorable vacation.

The home accommodates up to 7 guests with 2 queen beds, 2 twin beds, and a cot. The cot is located in the Star Wars-themed bedroom.

Private Pool Information

Pool heat is included at no additional charge from October through May.

The private pool will be heated to up to 88°F, as outlined in the short-term rental agreement. Please note that this is a swimming pool, not a hot tub or spa, and it will not be heated to hot-tub temperatures.

The pool heater operates from approximately 8:00 AM to 10:00 PM. During colder weather, particularly when outdoor temperatures are below the 70s, it may take longer for the pool to reach its maximum temperature. When temperatures are around 45°F or lower, the pool heater may have significant difficulty reaching 88°F.

Our pool uses a heat-pump pool heater, which is designed to operate in warmer ambient air temperatures. As outdoor temperatures drop, the heater becomes less efficient and may struggle to overcome heat loss or temporarily shut down in extreme conditions.

Because pool heat is provided complimentarily at no additional charge, no refund will be issued for pool heat if the pool is unable to reach the maximum temperature due to cold weather or a heater malfunction, as outlined in the rental agreement.

The main clubhouse pool is heated to approximately 82°F.

Check-In & Early Arrival

Approximately 5–7 days before your arrival, the owner will request a copy of the primary guest's driver's license and send your check-in instructions.

Please note that early check-in cannot always be accommodated, as it depends on whether there are departing guests and how quickly the home can be prepared for your arrival.

However, if the home is not ready when you arrive, you may still be able to check in with the resort and enjoy the main clubhouse pool and other resort amenities while you wait for the townhome to be ready. If you plan to do this, you may want to bring extra towels with you.

Failure to complete all required payments may result in the inability to check in.

Starter Supplies

To help get your vacation started, we provide:

1 roll of toilet paper per bathroom
1 small bar of soap per bathroom
Starter supply of laundry detergent
Starter supply of dish soap
Starter supply of shampoo and conditioner
Starter supply of body wash
Starter supply of detergent

Please note that these are starter supplies only. Guests are responsible for purchasing additional supplies needed during their stay.

We do not provide paper towels.

Due to food and safety regulations, we cannot provide spices, cooking oils, or other food items.

The Marketplace Grill located on-site offers additional items for purchase.

We also provide hydrogen peroxide and multipurpose cleaning solutions under the kitchen sink for guests to use during their stay. These cleaning products are provided for use at the property and must not be removed from the home.

Security Cameras

For the safety and security of our guests and property, exterior security cameras are installed at the home.

The cameras are located at the front and back doors and are used as part of our remote check-in process and for security purposes. The cameras face away from the interior of the home. One camera views the area toward the pool equipment behind the home, and the other looks toward the driveway.

There are no cameras inside the home.

Quiet Hours

Quiet hours are 11:00 PM to 7:00 AM. Please be respectful of our neighbors and the resort community during these hours.

Short-Term Rental Agreement

By booking this property, you agree to the terms and conditions of the short-term rental agreement provided with your reservation. This agreement is designed to protect both our guests and our family as property owners.
