• The home is professionally cleaned & inspected before every check-in
• Fresh sheets and towels are provided for your stay
• Mid-stay cleaning services are available upon request for an additional fee

- Trash Disposal
• Please place all trash in the designated bin daily to help maintain a clean and comfortable home
• Ensure trash bags are securely tied before placing them in the bin
• Keeping up with daily disposal helps prevent odors and keeps the space enjoyable for everyone

- Self-Catering Home
• This is a self-catering property, so guests are responsible for their own food
• We recommend stopping by a nearby supermarket to pick up groceries and any personal items needed for your stay

- Additional Charges Policy
• Guests are expected to follow all house rules during their stay
• Additional charges may apply if extra cleaning is required or if any damage occurs
• Any costs incurred by the owner to repair, replace, or restore items will be the responsibility of the guest.

- Pets Policy
• Pets are not allowed on the property
• Violation may incur in a $300 penalty fee

• The owner’s closet is locked and not accessible

- Parking & Garage Rules
• The garage is converted into a game room – no cars allowed inside
• Parking is limited to 2 vehicles in the driveway only
• No parking on the grass or sidewalks at any time

- Trash Pickup
• Place bagged trash inside the bin (dark/yellow lid) located on the left side of the house
• Do not leave loose trash outside—only bins are collected

- House Rules – Please Read
• No glassware by the pool and no eating in the pool
• Please turn off all lights and lock all doors whenever you leave
• No confetti allowed (extra cleaning charges will apply)
• Keep all windows and doors closed, especially when the A/C is on
• Please use the provided pool towels for the pool (do not use house towels)
• Neighborhood & Quiet Hours
• This home is located in a quiet residential community
• Please respect neighbors and keep noise at a reasonable level at all times
• Quiet hours are from 10:00 PM to 9:00 AM (HOA enforced)
• If asked to lower noise, you must comply

- General Rules
• No illegal activities or weapons of any kind
• No smoking of any kind (evidence will result in a $250 fee)
• No moving furniture ($100 fee if not returned to original placement)
• Broken, damaged, or missing items will result in additional charges
• Clogged toilet (guest fault): $75 fee
• Smart lock damage: $300 replacement fee

- Linens & Towels
• Please use towels only for their intended purpose
• Stained or missing towels (makeup, creams, tanning products, etc.) will incur charges
• Guests should not wash house linens—our team will handle all laundry

- Wildlife Awareness
• Florida has insects and small lizards—this is normal
• The home is regularly treated by pest control, but occasional sightings may occur
• Please keep doors/windows & garage door closed. Clean up food/garbage daily to avoid attracting pests

-Repairs & Maintenance
• We maintain the home regularly, but issues can occasionally happen
• We are not responsible for power outages, weather, or “acts of God”
• We will make every effort to fix issues as quickly as possible
• No refunds for temporary issues with appliances, pool, or utilities
• Guest approval is required for non-emergency repairs during your stay
• For emergencies, please contact us immediately

• We are not on-site but are always available by phone or text
• Emergency support is available if needed

• Violation of house rules may result in immediate termination of your stay without refund
