We aim to make your stay as comfortable as it can possibly be! Our mission is to help our guests create beautiful family memories in our cozy space. For us to do so, we would truly appreciate it if you can follow these house rules. If there is any reason the House Rules cannot be followed, you, our guest, will have the option of cancelling the booking; by booking our property, you agree to these rules unconditionally. Failure to comply with any of these rules is a direct violation of AirBNB’s terms of service. Feel free to ask for clarification on anything. Thank you in advance, and we truly appreciate your help in keeping this space beautiful for more to enjoy!

- The total number of guests in your reservation is ANYONE accessing the space during your stay, not just guests staying overnight. If you have more guests over than your booking was made for, you will either be charged for the additional number of guests during your stay or your booking will be immediately canceled without refund.

- Please treat the space with respect as if it was your own home. Please do not re-arrange the furniture. You, as the booking guest, are responsible for any damage or missing items caused by yourself or any one of your guests accessing the home during your stay.

- Please do not bring glass anywhere near the pool!

- This home is in a nice, quiet neighborhood. Please keep noise to a minimum after 10pm. Noise complaints will incur a $100 fee after a warning is issued.

- There shall not be smoking inside or around the home. This includes vaping and illicit drugs. If smoking is detected, you will be charged an additional $500 fee.

- Pets must be disclosed upon booking. Furbabies are great, but they need to be well looked after if they're to be in our property. Please let us know about your pet(s) – breed, size, quantity, etc. You must pick up after your pet. A pet that is unauthorized/undisclosed will incur a $300 fee. If pet feces are found in the yard, there will be a $100 fee. Please be conscientious of your pet and protect the furniture with your own sheets/blankets/protectors.

- Please wash your dishes. If cleaners need to also clean your dishes, additional cleaning fee of $50 will be charged.

- Our space is child friendly, but it is not child proof. If you're bringing children, you are responsible for always supervising them. Damages to furniture, walls, or anything else in the home will be assessed as needed.

- Please acknowledge that on occasion, we may leave consumables such as condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to your discretion and inspection to consume these items if you wish. The host does not take any responsibility for the consumables.

- If you would like to host an event (i.e. wedding, graduation, not party), please speak with us about it first.

- If you are found to be having an unauthorized party or large gathering during your stay, you will be assessed a $750 fee and your reservation will be immediately canceled without refund.

- If you are suspected of carrying and/or using illegal drugs of any kind, the authorities will be notified, and you will be assessed a $500 fee and your reservation will be immediately canceled without refund.

- Unauthorized late checkouts longer than 30 minutes after checkout time will be charged a fee of $50. If you are not checked out completely within 2 hours of the checkout time, you will be charged an additional nightly stay in addition to the $50 fee aforementioned.

- If you book a stay on behalf of additional/other guests, you are required to ensure that every additional/other guest meets all requirements set by the Host, and is made aware of and agrees to these Terms and conditions. The primary guest or the individual booking the reservation is held both accountable and liable for all actions of the non-registered/other guests.
