Located within walking distance of tonnes of incredible restaurants and bars, this thoughtfully designed studio is ideal for those who want to get the most out of their holiday.

    Studio 21 is fitted with a comfortable queen bed, an additional sofa bed, a smart TV, unlimited Wi-Fi, a kitchenette with all necessary cooking and dining equipment, a bar fridge, and a gas BBQ. This cosy home provides the perfect place to relax and unwind after days at the beach and nights out on the town.

    This studio is only a 200m walk to Port Stephens Marina where guests can enjoy whale watching and dolphin spotting cruises, speedboat adventures, and ferry rides to Tea Gardens. The area also offers stand up paddle boarding, kayaking, hire boats, fishing safaris and scuba diving services. This property is also only 3km to Tomaree Head Summit Shoal Bay, where guests can walk to the Summit of Tomaree Head for unparalleled views. With all of these activities and more nearby, you’ll be spoilt for choice at Studio 21.

    Linen:
    All linen (sheets and bath towels) is supplied for your stay and included in the tariff. For the comfort of our guests, we do not triple-sheet. All beds have a fitted sheet, a flat sheet and a quilt with a full cover. BYO linen for the complimentary travel cot. BYO beach towels.

    Property Specific Notes:
    There is no allocated car space at the apartment block. Please do not park in any other car space. The only parking is free parking and it is available on Magnus Street behind the complex. There is metered 4-hour parking available across the street from the property.

    This property has staggered pricing for additional guests. Please declare accurate guest numbers at time of booking and update these if your numbers change before arrival.

    There is a 50 litre electric hot water heater at the property. Please be mindful of hot water use and limit showers to 4 minutes.

    The property has a communal laundry. The washing machines are coin operated, you will need 4 x $1 coins to use.

    Pets are NOT permitted at this property.

    Wi-fi is offered as a complimentary extra. As there is no charge, issues will be dealt with asap but cannot be guaranteed.

    To ensure the comfort of our guests and the neighbours, we do not accept bookings for "Schoolies" breaks/under 21yrs groups and under no circumstances do we allow weddings or parties of any sort.

    Privacy: This property is a holiday rental, it is not a principal place of residence and there are no shared rooms. Enjoy your time in comfort and privacy.

    Terms and Conditions: Detailed terms and conditions apply for this property and payment warrants your agreement and that of all other guests staying at the property with you. Please share the terms and conditions with your other guests.

    Check-in and -out Times: During the busy months of December and January, the check-in time is 4 pm to facilitate peak back-to-back changeovers. Our standard check-in time is 3 pm and check-out time is 10 am. We offer a complimentary early check-in or late check-out time as a gesture of goodwill where booking and housekeeping schedules allow. Note that due to demand and housekeeping pressures, no early check-ins or late check-outs will be granted during the months of December and January. The safest way to secure an early check-in or later check-out is to book the property for an extra night. Contact us for a special rate for this extra night. All Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening prior. All complimentary early check-ins or late check-outs must be confirmed in writing so that our housekeeping team are informed accordingly.

    Guest Registration: Guest registration is mandatory for all bookings and replaces the need for a cash bond for short term bookings (up to 20 nights). It is essential for fraud prevention, damage claims, safety, and emergency purposes. The process varies depending on the online travel agent used. Direct bookings require the booker to upload a copy of their driver’s licence and credit card through our encrypted online process.

    Additional Guests: The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.

    No Extras: This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.

    EV Charging: For safety reasons and to comply with insurance requirements, guests are prohibited from charging electric vehicles at any property that does not have a dedicated EV charging station. Charging electric vehicles without proper infrastructure poses a fire hazard, and in the unfortunate event of an incident, insurance cover may be compromised, and the guest held liable. If in doubt, ask our team for the closest EV charging station.

    Long Stay Discounts: Some of our properties are well suited to longer stays. For bookings of 30 nights or more, we may be able to offer a reduced rate compared to what’s advertised. Please feel free to get in touch with our team with your preferred dates, and we’ll be happy to look at the best available rate for you.

    Property Information: Information during your stay can be found in the Guest Information Folder or by calling our office 24/7.

    For medium-term bookings (21-40 nights) and long-term bookings (41-90 nights), a non-negotiable cash security deposit is required. This deposit is refunded after the departure inspection, with any damage or loss deducted. The minimum cash deposit is $2000, with higher amounts for larger or more expensive properties, or at the owner’s/manager’s discretion.

    Peace of Mind: For your added security we will never request payments be made to an overseas bank account and your money is held by us and not disbursed until after your departure.

Hi, the entire stay was lovely except that a rat or a mouse were getting into the property at night trying to reach out for food. there is a hole in the property where they can get in and out..... the animals woke me up on night 2 and 3 and i have to say that i was quite scared on my second night as i could not work out what was the noise. on night 3, the animal came 3 times at different time during the night and woke me up each time . not pleasant . Thanks

not worth it

Tugged at the rear of the two appartments blocks, this weatherboard - thin walls - one piece accomodation has been painted recently with all the key Ikea decorations... not much more to add.

Good location, nice place but pity about the truthfulness about parking.

It was a pleasant place to stay and well located. Pity though about the honesty about the parking situation. The advertisment says that parking is available. What it doesn't say is it's either meter parking out front or free two streets away. When I enquired about the parking situation before booking nobody bothered to respond. It spoilt an otherwise good experience.

This was a cute self contained studio nestled to the rear of a block of units. comfortably furnished with a fresh beachy vibe & lovely white linen & towels. I did get a bit of noise from the neighbours comings & goings, especially as they had kids & kept windows open, & especially if they came to drop stuff in their bins as they were located nearest to the studio. The studio itself was equipped with all needed for a stay, probably way too much crockery in the cupboard for the max amount of people you could fit in here which made it a challenge to be able to reach some items in there. the bed was a bit too firm for my liking, maybe a mattress topper could fix that, and bathroom a good size, sadly no bath only a shower. It was perfect size for me as a single person, but I wouldn't try stuff more than 2 people in here. The cleaner missed a few dusty/cobweb corners & the entry way outside could use a good sweep and tidy up. I had a couple of cold windy nights so would have appreciated a doona a decent thickness for warmth. The accom included wifi & netflix was loaded ready to enjoy. The coffee machine & milk frother was a nice touch, though a fair supply of coffee pods would have been better given the length of stay. good location as you can just walk straight across the road to the beach. but not enough allocated parking spots immediately out front so need to park a little further down on the street.
