I'd rate this overall very good. There were just a few small things that kept it from being excellent — primarily the air conditioning. They advertise A/C, but you have to keep the temp at a range of 72 to 76. Since it was muggy but not super hot, we couldn't use the AC to dehumidify the flat, so sleep was uncomfortable for my very heat-sensitive husband. I also think that perhaps the on-demand hot water heater (a fabulous feature) was leaking a little gas because any time it ran, the whole flat stank. We let them know about that, so hopefully they fixed it. As a base of operations for hiking, off-roading, and visiting national parks with easy access to downtown Moab, too, it couldn't be beat. I thought it was pretty good, but if you're super heat-sensitive like my husband, you might want to stay somewhere else.
