The Space:

The unfinished basement is packed with entertainment options including ping pong, foosball, PlayStation 4 (PS4) with games, an arcade machine, board games, and more—perfect for family fun. With high-speed fiber internet and free Wi-Fi, streaming and staying connected is effortless.



The home offers 4 well-appointed bedrooms, 3 full bathrooms, and a half bath. Sleeping arrangements include 3 king bedrooms and a fun bunk room with 2 full-over-full bunks—ideal for families or groups. The gourmet kitchen is fully stocked and ready for your favorite meals, with stainless steel appliances, a wine & beverage fridge, and ample seating indoors and out for large gatherings.

The Neighborhood:

New homes are being built in The Waters, so construction of homes and docks is ongoing most days. The Waters sub-division offers unparalleled living with a clubhouse, a pool, tennis courts, beach, and boat slips available for use on a first-come-first-served basis. This premier waterfront residential neighborhood community is located in the perfect spot near the center of Lake Anna on the exclusive private side. With over 3,400 acres of pristine clear blue freshwater surrounding this property, it is perfect for boating, swimming, fishing and water skiing.



This home is located on the private side of Lake Anna, which is not connected to the public side. The two sides of the lake are separated by dikes and are not navigable by watercraft. If you plan to bring your personal boat or jet skis, you will have access to the community boat ramp during your stay—from 4:00 PM on the day of your arrival until 10:00 AM on the day of your departure.



Getting Around:

Our home is located in the The Waters sub-division. We have ample free parking at our home for large groups with up to 5 vehicles. Level 2 EV Charger (Electric Car Charger) located in the garage.

Our fully equipped home is designed for effortless comfort, convenience, and fun—just bring your clothes and water gear. The spacious gourmet kitchen features new stainless steel appliances, ample countertop space, a wine & beverage fridge, and all the tools you need to prepare meals for a large group. Coffee lovers will enjoy our well-stocked K-Cup selection.



Outdoors, enjoy a variety of gathering spaces including a new deck, screened porch, patio, and propane gas grill—plus seating for 10 at the fire pit, private beach, and in the screened-in porch. The large, built-in smokeless gas fire pit is perfect for evening s’mores and stargazing.



Adventure awaits right in the backyard, where you’ll find great fishing, a soccer goal, and plenty of room to play. For more excitement, enjoy access to kayaks, water toys, and a full lineup of entertainment: ping pong, foosball, an arcade machine, PlayStation 4 (PS4) with games, Smart TVs, board games, books, and toys for all ages.

- All Guests shall abide by the Good Neighbor Policy and shall not engage in illegal activity.

- 8 Adults Maximum

- Quiet Hours are from 10 PM to 8 AM.

- Free Parking for up to 5 Vehicles. (No Parking or Driving on Grass)

- No Events Allowed.

- No Pets Allowed.

- Please supervise children in the Unfinished Basement.



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

- $25 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

- $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.
