When you book with us, you`re agreeing to these important guidelines:

• No Shoes Inside: Please leave shoes at the entry to protect our floors and carpets.
• Smoke-Free Zone: Absolutely no smoking or burning substances inside or on the property. A $750 fee applies for violations to cover deep cleaning.
• Pet Policy: Our home is pet-free. Bringing pets incurs a $750 extra cleaning fee.
• Respect Our Space: Any damage, including stains or tears, will result in charges for repairs or replacements.
• Entertainment: Enjoy our Roku smart TVs for a variety of streaming options. Cable TV is not provided.
• No EV Charging: Our electrical system cannot support electric vehicle charging, with penalties for non-compliance.
• Parking Restrictions: No large vehicles (RVs, commercial vehicles, etc.) on the property. Violations may lead to towing at your expense.
• Early Check-In/Late Check-Out: Early check-ins and late check-outs are not possible. Please book additional nights if your travel schedule requires flexibility. Guests checking out after the listed check-out time may incur extra charges.
• Behavior Expectations: Respectful and socially acceptable behavior is required. Disturbances leading to police involvement will result in immediate eviction without refund.
• Consumables: Use consumables left by others at your discretion. We are not liable for their condition.
• Furniture: Keep furniture as is. Unauthorized rearrangements will result in a fee.
• No Parties: Unauthorized parties leading to extra cleaning or disturbances will have consequences, including immediate eviction.
• Illegal Drugs: Suspected illegal drug activities will be reported and lead to immediate eviction without refund.
• Child Supervision: Children and infants must be supervised at all times.
• Additional Guests: Extra overnight guests without prior approval will incur additional fees.
• Fire Safety: Turn off unused electrical appliances. BBQ cleanliness is your responsibility.
• No Weather Refunds: Our policy does not cover weather-related refunds.
• Service Animals: We do not permit service or support animals due to our daughter`s severe allergies. We have documentation on file with the booking platform. Please respect our family`s health by leaving your animal at home or booking another property. We kindly ask that you do not request exceptions to this policy.
• Hot Tub Guidelines: Leave the hot tub clean and adhere to safety rules. No un-supervised children at any time (under 14)
• No Tampering: Do not tamper with devices in our home; violators will cover repair costs.
• Be Mindful of Ice/Snow: Take caution and use provided snow shovels as needed.
• Driveway Care: You`re responsible for any damage from vehicle leaks.
• Maintenance and Caretaking: Expect occasional maintenance and caretaking activities.
• Primary Guest Responsibilities: The booking guest is responsible for the home and any damages during the stay.

Liability Release:

By booking your stay at our property, you acknowledge and agree to assume all risks associated with your stay. This includes, but is not limited to, the potential for scalding water, the presence of insects, the possibility of slips, trips, and falls within the premises, and any other risks that may arise from the use of the property. While we strive to maintain a safe environment and ensure the property is in good condition, it is understood that some hazards are inherently present in any home setting.
You agree to release, indemnify, and hold harmless the property owners, hosts, and any affiliated entities or individuals from any and all liability for personal injury, property damage, or loss sustained by you and any members of your party, arising from your use of the property, except to the extent such damage is due to the negligence or willful misconduct of the property owners or hosts. This includes, but is not limited to:
• Injuries or accidents occurring within or outside the home, including but not limited to the driveway, walkways, and outdoor areas.
• Allergic reactions or health issues arising from environmental factors such as insects, plants, or other allergens.
• Damages or loss resulting from the use of any amenities, such as kitchen appliances, bathroom facilities, electrical devices, and recreational equipment.
