This lovely farmhouse is located just minutes outside of San Marcos, making it a central location for exploring the Hill Country from Austin to San Antonio and everywhere in between! We strive to make the home super cozy! It is elegant, charming and a "home away from home" oasis. Features tons of outdoor seating to truly appreciate the scenic pecan orchard setting, fast WiFi, and picturesque views. This home is perfect for family get-togethers or getaways, staycations, tubing trips, bridal parties, and business travelers who need a place to unwind. We don't frequent the property during your stay, however we are readily available to assist via phone/text etc. and can arrive or send a co-host to help you if an emergency or issue occurs. We may be onsite sprucing up the grounds when you arrive.
We are situated just 5 miles from the intersection of Interstate 35 and Hwy. 80 in San Marcos, 2.2 miles north of the San Marcos river. We've got the comfort and charm of a country setting with the convenience of a central location to an incredible array of things.
We’re less than an hour away from Austin, San Antonio, New Braunfels, Wimberley, and Canyon Lake.
Lockhart, long considered the Barbecue Capitol of Texas, is right up the road, where you can eat your way through brisket and sausage at local legends Kreuz Market, Smitty’s, and Black’s Barbecue to see whose barbecue is your favorite!
Tubing our Texas rivers is a prime summertime activity, and although our location is just a few miles from the San Marcos River, the Comal and Guadalupe rivers are also nearby, and the Schlitterbahn water park is also just a short drive away in New Braunfels.
If you’re into music, Cheatham Street Warehouse in San Marcos, Gruene Hall in New Braunfels, and The Continental Club and The Broken Spoke in Austin are all safe bets. But, don’t sleep on great shows at other fantastic venues nearby, such as Riley’s Tavern, Devil’s Backbone Tavern, River Road Icehouse, and Whitewater Amphitheater.
And if shopping is your thing, check out the Outlet malls in San Marcos, or the quaint shops in Wimberley and Gruene!
Our pecan orchard getaway is in the small community of Reedville, once a farming community before being absorbed into the city of Maxwell. You'll still find fields of grain surrounding The Nut Farm! You might notice the 1930's grain elevator across the road. This historic place has 16 patinated silos that once stored the grain from local farmers before being shipped by rail to other areas of the state. It's got quite the story to match the Nut Farm! In fact, it's the whole reason the past owner stumbled upon and fell in love with The Nut Farm! He was hired to demolish the grain elevator in 2013, but instead fell in love with it and it’s history, and decided to purchase it to save it and the history of this small Texas town instead. Fun Fact: Movies are filmed over there all the time! In 2017 he acquired the 3 homes on the 6 acre Pecan orchard and began the vacation rentals at The Nut Farm. **Additional rules**
Please note that we do have 3 vacation homes spread across the 14-acre pecan orchard. If you are interested in booking all 3 homes please let us know! For this, we kindly ask that the noise levels remain at a reasonable level, particularly after 10 PM to ensure that all guests have an enjoyable stay.
Whenever we can we like to accommodate early check in’s and late check out’s. However, there are a lot of moving parts when it comes to running our vacation rentals efficiently and making sure everything is sparkling clean and ready for each guests arrival so it’s not always possible Request for an early check in can only be decided 24 hours before check in time. Please send us your request the day before your reservation and we will let you know If It’s possible! Request for late check out needs to be made 24 hours before check out time. For an unapproved late check out we may assess a fee of $50.00 per 30 min over at the owners discretion. We will always accommodate when we can!
***We do charge an additional $50. dollars per pet, per visit, with a 2 pet max. Please inquire about this with the owner, prior to booking.***
This property does not have a fenced in area for pets. We ask that guests in all 3 homes leash their animals while outdoors and please, no animals on the furniture.
We ask that you please park along the rock driveway and not on the pecan orchard grass.
Check out procedures: Please wash all dishes and throw out any perishable food items (we do leave a few condiments and staples such as coffee creamer in the refrigerator for you). There is a large black trash can provided to place your trash in upon departure.
We have a blue, recycling barrel as well as a black trash can located on the crushed granite walkway area behind the house. Please gather your trash and place in the appropriate receptacles on your way out. We know how much waste can be accumulated in just a few short days! We strive to do our part to protect the environment, so we offer a recycling center on the property with 4 separate barrels for sorting and recycling.
Please place your dirty towels in the laundry hamper in the utility/laundry closet in the kitchen.
Our housekeepers will handle stripping and laundering the bed linens, so no need to trouble yourself with these.
We are a non-smoking home and simply ask that you discard properly of any cigarette butts on the property. We've left a gravel filled canister/ashtray on the front porch.
Please return all indoor and outdoor furniture, fire pits, and grills to their original location before checkout.
We love the planet; please help us by being mindful of the thermostat settings and lights being left on if you decide to head out for the day. ;)

The home is super clean and spacious. There was 12 of us and we never felt crowded. It was really peaceful and every activity we planned on doing was less than 20 minutes away.
We had an amazing stay at this adorable farmhouse-style cottage! It was super comfy, with cozy furnishings and all the amenities we needed for a relaxing getaway. The peaceful surroundings were perfect for unwinding, and we loved the quiet atmosphere. The property was well-maintained, and it felt like a home away from home. Whether you’re looking for a tranquil retreat or just a cozy place to stay, this cottage is a fantastic choice. We would definitely love to come back!
We stayed at Rooster House and Bird House for a wedding weekend. The houses worked out great for our group. plenty of outdoor seating for everyone to enjoy the lovely weather. having everyone close was a big plus. communication with Celso was excellent as he always answered any inquiry quickly and was very accommodating.
The inside is so much bigger than it looks from the outside. The kitchen, dining and a few bedrooms have massively gorgeous high ceilings. Everything was easy to find, kitchen is loaded with just about anything you could need. We were staying for 2 nights as our niece was hosting Thanksgiving. We used the firepit and it was perfect for warmth and fun. All linens and towels were clean and the entire inside was very clean and ready for us when we arrived. The hosts were beyond helpful and really made our stay very enjoyable. We will definitely be back as the pecan farm was so cute and we greatly enjoyed our stay!
Excellent state in this house everything is in very good condition and the patio is super large, the managers of this house were very friendly, the river vista park is only 10 minutes away
Our family stayed here while attending a weekend wedding at the Martindale Schoolhouse. The house comfortably slept our 7 adults. The farmhouse is cute, clean and fully outfitted with everything you could possibly need. The dining table was perfect for card games. The property is lovely and shaded by towering pine trees. Great patio with hammocks and outdoor furniture perfect for family gatherings. Check-in was easy. Thank you for sharing your lovely place with us!
It was great place to stay during parents' weekend for Texas State. However, some guest before my stay decided to smoke cigarettes in the house, or allow a lot of cigarette smoke to penetrate the interior of the house, and it was noticeable each time I entered the house. If the smell could be removed, then I would stay here, with my family, every visit that I make to San Marcos. So, I wish good luck to the property owners of getting rid of the smell.
My Business, Sea Shanty Scuba, from Oklahoma brought divers to the area to train and dive. We stayed at the Rooster House on the Nut Farm with our group of 6 people to dive the river and Spring Lake. The home was well maintained, convenient to local businesses but enough out of the way to feel that you were "getting away". The property was lovely and I was impressed by the charm and unique details. I was also lucky to meet the host and his 4 legged companion while he was out working around the property. It was apparent that he cared about our experience and was eager for our input as to anyway he could improve the stay for future guests as well. I will definitely be bringing students to this property in the future. I have stayed in many VRBOs and would rate this one as a 10/10. The care and comfort we experienced was top notch. Thank you for a great place to stay and for the goody basket!
