The Space:

Evenings settle in quietly among the trees, where the glow of the fire pit and the warmth of the indoor fireplace create an inviting place to gather after a day exploring the Poconos. Inside, the home’s spacious layout offers plenty of room to spread out, whether you’re watching a movie together, enjoying a game in the entertainment basement, or settling in with a good book. With room for up to 12 guests, the home balances shared spaces for connection with comfortable areas to unwind.



Living spaces

The main floor living area serves as a comfortable gathering spot, with a sectional sofa and a 75” Smart TV for movie nights or relaxed afternoons indoors. Board games and reading materials are available for quieter moments, while the indoor fireplace adds a cozy touch during cooler seasons. A dedicated workspace and reliable Wifi provide a convenient spot if you need to catch up on work while away.



Entertainment

Downstairs, the finished basement creates a lively hangout space designed for all ages. Enjoy a friendly competition at the pool table, play on the PS5 game console, or listen to music on the record player. The movie lounge area makes it easy to settle in for a film after a day of outdoor activities.



Sleeping arrangements

Five bedrooms provide comfortable places to rest after a full day in the mountains. The master bedroom features a king bed, Smart TV, and a private ensuite bathroom. Four additional bedrooms are located upstairs: one with a king bed, one with a queen bed and workspace, one with two full beds, and another with a king bed. A shared full hallway bathroom serves these rooms, while a half bath on the main level offers added convenience. The home accommodates up to 12 guests across six beds.



Kitchen & dining

The kitchen offers a space where guests can cook their own meals and gather throughout the day. It connects to the dining area, where a round wooden table and upholstered chairs create a comfortable setting for shared meals, morning coffee, or late-night conversations.



Outdoor spaces

Step outside to a private backyard that offers several ways to relax outdoors. A seasonal pool and hot tub invite you to unwind after a day of exploring the area. The outdoor space also includes a fire pit, hammock, outdoor furniture, an outdoor dining area, and a BBQ grill for evenings spent outside. A private entrance makes arrivals and departures simple.



Family-friendly amenities

Traveling with children is easier with thoughtful touches like a Pack ’n play/Travel crib, high chair, children’s dinnerware, and board games. Washer and dryer access adds convenience for longer stays.



Neighborhood

Located in a peaceful Pocono neighborhood, the home offers easy access to nearby lakes and outdoor recreation. Community lakes and beaches are a short drive away, and popular attractions such as Kalahari Waterpark, Camelback Mountain Resort, Great Wolf Lodge, and Bushkill Falls can be reached within driving distance. The area blends quiet surroundings with convenient access to the region’s outdoor activities and entertainment.



Pet-friendly and designed for comfort, the home provides space to gather, relax, and enjoy time together throughout the seasons.



Guest Access:

Guests have full access to the home and outdoor areas. A unique entry code will be provided before check-in. Ample parking is available in the private driveway. Community registration is required for access, and amenity passes can be purchased online, at the community office/lodge, or directly through us for your convenience.



The Neighborhood:

The neighborhood offers a peaceful, picturesque Pocono lifestyle — a mix of suburban comfort and rural tranquility, with outdoor recreation and regional attractions just a short drive away.



Getting Around:

The home is about a 10-15 minute drive to the nearest Monroe County Transit (Pocono Pony) fixed-route bus stop on PA-940, providing regular weekday and Saturday services to key local hubs in the Pocono region

📝 Registration

A township registration form must be submitted at least 1 day before check-in. Please note that a $100 late registration fee applies if the form is not completed on time.



🌲 Community Rules & Safety

To help preserve our beautiful community for everyone:



Guests are responsible for any community rule violations.

Please do not leave food or trash outside, as it may attract local wildlife.

The indoor lounge fireplace is currently not in service, but the outdoor fire pit is available for your enjoyment.

Please bring your own towels if you plan to visit the community pools or lakes.



🎬 Theater Room

The theater room is ready for movie night! Simply log in using your own streaming service accounts.



👨‍👩‍👧‍👦 Occupancy & Visitors

Local guidelines allow:

Up to 12 overnight guests

Up to 10 additional daytime visitors

Maximum of 22 people on the property during daytime hours



To comply with local regulations, unauthorized guests beyond the maximum occupancy will incur a $150 per day, per person fee. If you plan to invite visitors during your stay, please let us know in advance along with the reason and estimated duration of their visit.

We want you to feel right at home from the moment you arrive! To help you get settled, we provide a complimentary starter supply of everyday essentials, including:

A few additional household necessities



These items are meant to get you comfortably started. Since every group uses supplies differently especially in larger homes, we're unable to provide unlimited quantities. If you happen to run out during your stay, we kindly ask that you purchase any additional supplies you may need.



🛡️ Damage Protection

A damage protection option is required for every reservation and is completed through our secure third-party system before arrival.



You may choose either:

$600 refundable security deposit (pre-authorized hold only—not a charge—and released approximately 7 business days after a damage-free inspection), or

Non-refundable damage waiver: $40 per night (maximum $200), covering accidental damages beyond normal wear and tear.

📅 Pool season typically runs April 1 – October 31, weather and maintenance permitting

For everyone's safety, children should always be supervised around the property's water features.



🤫 Quiet Hours

To help everyone enjoy a peaceful stay, quiet hours are observed daily from 10:00 PM to 8:00 AM.

Please avoid loud music, shouting, or excessive noise during these hours. Violations may result in fines and/or cancellation of your reservation.

Check-in: After 4:00 PM

Check-out: By 10:00 AM



Early check-in and late checkout may be available upon request, subject to availability and additional fees.



Please note that unapproved late departures may incur:

$200 fee if checkout exceeds 20 minutes

Up to half of the nightly rate if checkout exceeds one hour



🚭 No Smoking • No Parties

To ensure a pleasant experience for all guests:

Smoking is not permitted anywhere inside the home.

Parties and events are not allowed.

Excessive noise is prohibited.



The home is equipped with noise and smoking detection technology. Tampering with these devices violates our house rules and may result in fines starting at $1,000 to cover cleaning, deodorizing, and repairs.

$150 pet fee for the first pet

Additional $150 for a second pet

Please include your pets in your reservation before arrival
