Take a refreshing dip in the in-ground pool with a patio that is perfect for sunbathing or enjoying an evening cocktail.

● Location: Lake Livingston, Texas (eastern side of the lake)

● Private Pool: This home features an in-ground pool that is 3 ft - 5.5 ft deep with a spacious patio for lounging.

● WIFI/Cable: We provide free high-speed WIFI and Roku with access to Sling TV for live television channels. Guests are welcome to log into their own streaming service apps.

● Pet Policy: 3 pets are allowed with a $25 fee per pet. Please keep pets off furniture, clean up after them outside, and crate them if left alone indoors.

● Large Groups: We love hosting church groups and large family gatherings, however groups over the size of 16 guests must be approved prior to booking.

● Parking: We have room for up to 8 vehicles in the driveway.

Down the hall, a full guest bathroom with a walk-in shower and vanity serves the second bedroom, comfortably furnished with a queen-size bed, dresser, and closet space. A flat-screen TV provides entertainment options, and a backdoor leads out to the detached game room. Speaking of fun, the game room promises endless entertainment for all ages - challenge friends and family to a game of pool, or relive classic memories with the exciting arcade games!

Looking for a haven for the little ones? The loft area, accessible from the living room, boasts four full-over-full bunk beds perfect for sleepovers and endless laughter.

But the fun doesn`t stop indoors! Spread out in the expansive yard space, perfect for yard games, frisbee throws, or simply soaking up the sunshine. The inviting in-ground pool, encircled by a spacious patio, is the ideal spot to cool off on a warm Texas day and enjoy outdoor living at its finest.

● Cancellation Policy: All cancellations are subject to a 3% credit card processing fee.

● Party Policy: No parties are allowed at our home. Please look elsewhere if that is the intent of your trip.

● Age Requirement: Guests must be 24+ to book.

We are unable to price match any rates found on other booking platforms.

House Rules:
- Guests must be 24+ to book the property.
- One-night stays must be approved.
- Groups larger than 16 need to be approved. We do not allow parties.
- Quiet hours are from 10pm-8am.
- Any damages to the house or property during your stay will result in a deduction or additional charge for the resulting repair/replacement cost.
- All pets must be approved by our team, stay off of all furniture, be cleaned up after in the yard, and not left alone inside the home unless in a kennel.
- No parking allowed on lawns, yards, empty grass lots or other neighbors’ driveways, even if their home appears unoccupied.
- Oversized vehicles/trailers are not permitted unless explicit approval has been received from our team.
- Do not turn the AC below 70 degrees. If you do, you will risk the AC unit freezing up, requiring it to thaw out which will result in the home getting extremely warm.
- The homeowner`s routine pool maintenance cannot be rescheduled and is required for the health and safety of our guests. They will not need to access the home but will access the yard.
- No jumping or diving into the water. Children must be supervised at all times.
- Should an eviction occur due to breaking house rules (noise ordinance violations, excessive guests and/or vehicles beyond the agreed amount), there will be an $850 fine.
