KITCHEN/DINING ROOM A sociable spacious room with sliding doors to the garden making it great for indoor/outdoor dining in the summer months. The kitchen has units wrapping round in a U shape and three bar stools so guests can chat to ‘the chef’ in the group. Appliances include a Falcon range with electric ovens and five gas rings, a Bosch dishwasher, a massive fridge/freezer (six shelves and veg drawer in the fridge, 3 drawers in the freezer), a kettle and a toaster. Between the sliding doors to the garden and the doors to the living room sits a circular table with dining chairs and a well stacked bookcase for you to choose a good read from.
UTILITY ROOM Conveniently off the kitchen with a washing machine, a microwave and plenty of storage for your groceries etc.
CLOAKROOM Simply fitted with a WC and wash basin.
LIVING ROOM Light floods this charming room through the glazed doors and the bay window at the front of the house, making it a great place to relax after a day’s work or exploring all that Suffolk has to offer. There’s a comfy sofa, a couple of chairs, coffee table, a corner cupboard, and a TV on an antique chest of drawers.
FIRST FLOOR Relatively steep carpeted with a sturdy hand-rail rise to the first floor landing where you’ll find both bedrooms and the bathroom. An additional room is locked for the owners’ use exclusively,
BEDROOM ONE A lovely light room with big windows at the front of the house, furnished with a super-king size bed between bedside tables, a dressing table (could double up as a desk) with a stool and additional chairs, and a built in wardrobe and chest of drawers giving ample space to unpack and settle in.
BEDROOM TWO An equally bright and spacious room with a double bed between bedside units, an attractive armchair, and storage in a wardrobe and chest of drawers.
BATH/SHOWER ROOM The bath with hand-held shower sits under the window and there’s an additional large shower cubicle with another hand-held shower, a wash basin with storage beneath, a heated towel rail (towels are supplied for all guests) and a chair. WC Conveniently separate but next to the bathroom.
OUTSIDE This detached house sits on the outskirts of the town within an easy walk to the pubs, cafes, restaurants, shops etc. and has parking for two cars (one behind the other) on the gravel drive. Relax after a busy day in the large cottage garden at the back of the house which is mostly laid to lawn with well-established beds full of shrubs and plants. There’s a pretty patio area with outdoor furniture so you can enjoy meals in the fresh air, and a bench at the bottom of the garden to catch the afternoon and evening sun. Leiston is ideal for people working at Sizewell and the house is also in a great spot for exploring all that Suffolk’s Coast and Countryside has to offer with the picturesque coastal towns of Southwold and Aldeburgh close by, as well as the magical Victorian village of Thorpeness, musical Snape Maltings, and numerous quaint market towns.
