The home on 3820 Amberjack Blvd East in Lake Havasu City is in a quiet area on the south side near SARA Park. This was convenient for us. The yard and setting on the outside is very nice which is common to the neighborhood. The pool area is elegant. The landscaping is well done and well taken care of which is common to the neighborhood. The garage was full so there is only outside parking-no problem though. There is no view to the lake. The only view to the mountains to the west is mostly blocked by a wall. There is no view of the mountains to the east. The neighbor privacy is fair except the open fence to the neighbor on the south.
Inside the house, we found the room arrangements to be good and spacious. The beds, bedrooms, and two bathrooms were very good and comfortable.
What we determined was there are a lot of maintenance issues that should be addressed. Several light bulbs were out. There was a lot of dust on vents, floors, and furniture. The living room furniture was disappointing. The three bar stools were uncomfortable to sit on. The guest bathroom shower needs attention because the curtain holder (which we fixed) falls down and the water out of the shower head is half speed from leaking out the bottom outlet (needs replacement). The kitchen cabinets need adjustment as they do not shut. I doubt if the floors have been washed in a long time (there is no floor washing equipment there). The vacuum cleaner was not working because it had not been cleaned (plugged filters, etc.), which we cleaned out so it can do something now. The bunk bed in the third bedroom needs a ladder. The water is very hard as there is no water softener. The kitchen sink is black but the sink was very dirty so we cleaned it up, which should have been done by the housekeeper. The outdoor grill worked once I filled the LP tank and, once again, the unit was filthy so we cleaned it up but it still needs more help. The master bedroom spa (we did not use this) was filthy. The towel holders can fall off the wall. Many of the walls in the house need touch-up paint (I took pictures as we did want to be blamed for this). We were asked to pay extra for electricity (which we did) but hardly used. As it was January, we only waded in the shallow end of the pool and did not use any heat for the pool. The key in the lock box was bent upon our arrival. Thankfully we could get in.
