The holiday home is located in the village of Kötschach-Mauthen, at the end of the Carinthian Gailtal, surrounded by impressive mountains in the tri-border area of Austria, Italy, and Slovenia, boasting above-average sunshine hours.

The ski slopes of the Kötschach-Mauthen-Vorhegg ski area (6 km of slopes, 37 km of cross-country ski trails) are just a short distance away. Other nearby ski areas include Nassfeld-Hermagor (110 km of slopes), Zettersfeld in the Lienzer Dolomites and the family ski area Golzentipp in Obertilliach, all accessible within 25-45 minutes by car or via a free ski bus (approximately 300 m from the house).
