    Guest Access:

    You will receive a link to an online guest book when it gets close to your arrival date. You will receive the link by email and text. The home has an electronic lock at the bottom level where the cars are parked. A code will be generated into your guest book just before your arrival day.



    The Neighborhood:

    Hoone Rd, fronting Poipu Beach Park and Brenneckes Beach, turns into Pee Rd. This winding street is a popular place to watch the sunset on the wall fronting Nihi Kai or to walk one way and return to the Poipu Kai Greenbelt.



    Getting Around:

    When visiting Kauai, we highly recommend renting a car to enhance your experience and give you the freedom to explore the island at your own pace. While there are other transportation options available, such as the Kauai Bus, it's important to note that the bus service may not run as frequently as you might expect.



    Having a rental car allows you to easily access all the incredible sights and attractions that Kauai has to offer. From the stunning Na Pali Coast to the breathtaking Waimea Canyon, having your own transportation gives you the flexibility to visit these iconic locations on your own schedule.



    Other Things to Note:

    All reservations require a 25% payment to hold chosen dates. 

    • 45 days prior to arrival, the remaining balance is due in full



    CANCELLATION POLICIES: 

    • Reservations canceled 30 days or more prior to arrival date are 100% refundable.   



    PESTS:

    Kauai is in a climate that is considered to be both tropical and within a rainforest category, known for its lush flora and fauna.  The environmental factors create a situation where pests (insects) are nearly impossible to eradicate from every property constantly.  Many bugs fly in when a door is open at night or are simply small enough to come in through screens on windows and sliding doors.  For this reason, Koloa Kai engages regular quarterly pest control in every property to keep the pests at bay.  Despite these efforts, it is possible to have pests in your property, and if that happens, Koloa Kai will take all measures possible as quickly as possible to mitigate any issues.  Any monetary compensation, refunds or discounts will be given solely at the discretion of Koloa Kai and will only be available in situations where the company agrees that an infestation has occurred.  Koloa Kai reserves the right to investigate and provide remediation of any pest issue. The mere presence of pests in the property shall not constitute grounds for monetary compensation.



    30-DAY MAXIMUM RENTALS:

    Koloa Kai LLC provides only short-term rentals with a maximum reservation of 30 days.  Each reservation is fully documented and provides for a fixed date and time for check-in and check-out, rental rates, associated fees, and all other requirements required by local and state law.  If a guest books consecutive reservations where the check-out and check-in dates are concurrent, then a cleaning fee will be assessed, and a Koloa Kai designated cleaning professional/inspector will have unrestricted access to the property for the purposes of cleaning and inspection of the property.  During the time between reservations, described by the check-out time and check-in time specifically, the guests shall vacate the property so that the designated cleaning professional/inspector can conduct a full reservation clean and inspection in accordance with Koloa Kai’s standard practice.  Guest access to the property shall be restricted specifically to the date/times of the reservation documentation and may not be extended upon verbal or text message confirmation.



    Hawaii Laws require that GET (4.712%), Kauai TAT (3.0%) and TAT (11%) taxes apply to the cleaning fee.

Communication with the mgmt company was very responsive leading up to our stay. Homes were clean and had the essentials. We rented the entire property, 5 units. Plenty of space for everyone! Living room opening to pool was fantastic. Minor suggestion - more dressers and a bench seat in the Lei Ohana master. Having access to the Poipu Athletic Club was surprisingly a nice to have! *There is a picture in the ad that showed a twin bed frame with blue blanket - but rectified with airbed. Not too big of a problem but a little misleading.

Our family of 23 had an absolutely incredible stay at this property! The layout was perfect for a large group—each family had their own private space while still having plenty of room to gather together. The multiple refrigerators, washers and dryers made everything so convenient, and the spacious common areas were ideal for meals and spending time together.Parking for several cars was easy, the BBQ grills were a huge plus, and the pool was an absolute favorite for everyone!The location was fantastic—Poipu was just a short drive away, and we loved exploring the area. We were lucky enough to see sea turtles, seals, and even black crabs, which made the trip extra special. And of course, the shave ice was a huge hit with the whole family!The property management team was fantastic—quick, responsive, and very helpful whenever we needed anything.One small suggestion: it would be helpful to have more detailed information about the layout of the individual spaces. With such a large property, we did spend some time figuring out where all the bedrooms were, and a clearer guide would have made arrival even smoother.Most importantly, this home gave us the perfect setting to create unforgettable memories with our family. It truly made our once-in-a-lifetime vacation even more special. We couldn’t have asked for a better place to stay!Aloha, and thank you Cheryl.
