Welcome to Kozy Kave, a newly renovated cottage nestled in a peaceful private bay on the Burnt River. Enjoy 80 ft of private river frontage and a dock for easy water access. With a fully stocked kitchen, spacious rooms, kayak, canoe, paddleboat, and fun activities, Kozy Kave has everything you need to relax, reconnect, and enjoy a memorable getaway with family and friends.

The Kozy Kave Cottage

**Comfy, cozy, and spacious!** The Kozy Kave offers plenty of room to relax, unwind, and enjoy quality time together. Stretch out in our spacious rooms, challenge your group to a game of foosball, or simply gather in the common area—there’s room for everyone to kick back and enjoy their stay.

Step outside onto the beautiful attached back deck, with direct access to the backyard and river. Fire up the BBQ while taking in the peaceful river views, or gather around the campfire pit just steps away. Whether you’re relaxing indoors or enjoying the outdoors, the Kozy Kave is the perfect place to slow down and take in the scenery.

Boating & Fishing

Bring your own boat and enjoy everything the **Burnt River** has to offer! A public boat launch is located nearby, making it easy to bring your boat and explore the river during your stay.

Guests have also enjoyed some great fishing along the Burnt River, with many visitors catching a variety of fish right in the area. Bring your fishing gear and see what you can reel in!

For boating, our only request is that guests **follow the local no-wake rules and keep their boat speed under 10 km/h** in the designated area. Please operate your boat responsibly and be respectful of other river users and nearby properties.

Neighbours & Quiet Hours

The Kozy Kave offers plenty of space for gatherings and outdoor activities; however, please note that the property is **not secluded**. We’re fortunate to have wonderful neighbours on both sides, and we kindly ask that guests be respectful of the surrounding community.

Please keep outdoor noise to a minimum after **11:00 PM**, especially around the fire pit. We want everyone—including our guests and neighbours—to have a peaceful, relaxing, and enjoyable experience.



**🔥 Fire Safety**

* If using the fire pit, please ensure the fire is **completely extinguished before retiring for the evening**.
* Fallen branches and twigs may be used as kindling.

**🛶 Water Safety**

* For everyone’s safety, **life jackets must be worn whenever you are on the water**. We provide **6 life jackets in a variety of sizes**.
* **Fishing:** Please ensure you are familiar with and follow all local fishing and licensing regulations.

**🥾 Outdoor Activities**

* Enjoy the surrounding area with opportunities for **walking, hiking, exploring, fishing, snowmobiling, and ATV trail riding**.
* Please check local trail conditions, access rules, and seasonal restrictions before heading out.

What to Bring

**🛏️ Linens & Towels**

* Each bed is equipped with **basic sheets, pillowcases, and comforters**.
* We provide **4 bath towels**.
* Guests are welcome to bring **additional pillows, sheets, and towels** if preferred.
* Please bring **beach towels** if you plan to enjoy the water.

**🍳 Kitchen & Bathroom**

* **Shampoo, conditioner, and body wash are not provided**, so please bring your own.
* Please bring any **food, beverages, and preferred cooking essentials**, such as oil, vinegar, spices, coffee, and milk.
* We recommend bringing extra **toilet paper, paper towels, and garbage bags**, especially for longer stays.

**🧺 Laundry**

* A **washer and dryer are available on-site**.
* Please bring your preferred **laundry detergent and soap**.

**💧 Drinking Water**

* We recommend bringing extra **bottled drinking water** if needed.
* **Sobeys is conveniently located nearby** for groceries and additional supplies.

**🪵 Firewood**

* Guests are asked to bring their own **firewood** for the fire pit.
