Royal Sea Cliff is an architectural wonder that sits on the pristine Kona Coast. If you are looking to be close to town but feel away from it all, this is the place for you to make your Hawaii memories. This one bedroom, one bath is the perfect oasis to enjoy your vacation. This spacious one bedroom, one bath unit is located on the ground floor. Upon entry, you truly have it all there. The kitchen is fully stocked with all the gadgets to dine in or BBQ at the grill down by the pool. The living room has ample seating with a TV. There is a dining table for two, where you can sit and keep your cook company. The primary ensuite has a king-size bed and a full bath. Enjoy the central AC or open the sliding doors in both the primary bedroom and living room to enjoy the Hawaii weather. Sit outside on your private lanai and listen to the birds wake up with a cup of Kona coffee.Enjoy the amenities this property has; secure parking, three elevators throughout the property, and bell carts near the front desk. There is complimentary Kona coffee in the lobby and an ice machine for all guests to use. The layout of this property is on seven acres and has an open-air design with a beautiful garden in the middle of the property. Soak up the sun at the two oceanfront pools. One is heated for the family with heated showers, and one is a quiet pool with a spa. BBQ at the community BBQs and enjoy the shade of the covered.Please note:
There is central air conditioning throughout the home.
There are about 3-5 stairs from parking to the front door.There are four complementary onsite activities weekly.
Monday Sunset Party, Tuesday Aloha Party, Thursday Movie Night, and a Friday Mahalo Party. Overall, we enjoyed our stay. The kitchen was well stocked. The bed was comfortable. The pool was pretty nice.The only complaint from me is that there were a number of dead cockroaches in the unit when we arrived. And a few live ones. I realize it’s to be expected in the climate on some level.

I booked this condo based off of the reviews! The most disturbing thing, we never had hot water at all, not even warm, in the kitchen. Not for the sink or the dishwasher. Which concerned me with cleanliness of the kitchen utensils. There was hot water in the bathroom.The smart tv didn't connect to the Wi-Fi to stream anything. The Wi-Fi is terrible in this condo. I first called Coldwell, who manages this condo. They told me, the resort handles the Wi-Fi. I reached out to the resort, and they told me they have nothing to do with the Wi-Fi and this unit. So, by this time, I am on night three with no smart tv. It is barely after 5pm, (5:13pm to be exact) and I call the Coldwell management company again. It is after hours. So, the next morning at about 9:10am a lady returns my calls (even though the night before I called their "emergency line".A few other things that were disturbing, is the cleaner definitely does not check or clean the rubber inside of the washing machine. The entire rubber seal was lined with mold. Right after I started the washing machine, I hit pause to open it and add an item, the foulest smell came out. The showerhead was filled with mold in every hole in the showerhead (we did have to clean this ourselves).The coffee pot was rusted, where the coffee fills into the pot; grossed me out. Overall, the floor and kitchen drawers were just not very clean. Visible roach traps on floor in kitchen. We did kill 3 cockroaches. This condo seemed neglected.

The unit was very lovely! The unit was quiet and we found great parking outside the unit (although we had to discover it on our own). There was enough space to store our stuff (although the closet could use a light). It was perfect for two people.

We loved our stay at the Royal Sea Cliff. From the ease of booking in, to the facilities and the central location for exploring. We loved the parking, right outside the condo, making it easy for day tripping. The condo is close to amazing beaches and snorkel places and an easy walk into the village for morning coffee. It is quiet and the facilities are great. Oh and the sunsets are amazing!!! We were very happy with our stay here and highly recommend it to travellers looking to explore the island by car and self-cater. Next time we make it back to the island we will be back here

This was our first time in Hawai'i and decided to book on the Big Island. I initially booked this property for 4 days and we were supposed to have a reservation in Waikoloa for the last 4 days but the major hotel chain we booked with could not find our reservation. We contacted the property managers and asked if they could accommodate us for an additional four days as well as a late check-out. The response was rapid and friendly and they sent over the information for the additional stay. The communication via phone, chat, and email was stellar! The Property: The condo is exactly as pictured maybe even better. The couch is a little worn but it doesn't take away from the homey feeling and vibe we got when we entered the dwelling. I can't describe how peaceful the unit made us feel especially after our crazy flight over. They do warn you about bugs and the friendly geckos. I am not afraid of lizards, we have a few outside "pet lizards" at home. I know they eat bugs so I am sure this is why we only saw a few spiders. They were limited to one location so we weren't bothered by the few we saw. The bed was very comfortable and there was plenty of towels and pillows. There was a nice welcome gift in the refrigerator when we arrived. The lanai has been updated with a table and chairs you can sit and have breakfast. There are plenty of pretty flower picture spots as well as multiple locations you can sit or stand to watch the amazing sunsets on the resort.

Great unit and property. Location in Kona is good. Walkable to many locations. Plenty of free parking too. Oceanfront complex with 2 swimming pools. Unit is well-stocked and spacious for 2 or 4 guests.

My wife and I spent a week here and really enjoyed ourselves. It is a beautiful condo facility. The unit was very clean with everything we needed and is very convenient to town. The only problem was with the bedroom television. It seem to have a mind of its own when it would turn on and off. But who goes to Hawaii to watch tv!

PROs -The flat was in a great location in Kona, very close to a couple of small beaches, great restaurants and several supermarkets. You can walk to these if you wish. We preferred to drive 90% of the time, as Kona mostly doesn’t have sidewalks. -Loved sitting on the lanai and watching the birds in the morning -The place was clean and had air conditioning -The kitchen & bathroom were very well equipped. I was glad I didn’t have to buy stuff like dish soap etc. Stuff like beach towels, coolers, etc. made our stay very easy. - We asked for a late checkout and were extended one, which was fantastic. Thank you property management team! -There are communal grills outdoors. We used them to make a few delicious dinners during our stay! -The pool area looked very nice. We didn’t use it during our stay, but it’s nice, clean and quiet. CONs -The place is dated. The AC gave off a slightly unpleasant odor when we arrived (it went away later as we aired out the place during our stay) -There are a lot of codes and instructions as to what to do and what not to do. Instructions like “take trash out daily” without enough trash bags for our entire stay, or “do not dry things on the lanai” made me feel a bit on edge - Though the place was very clean, first thing we found in the bedroom on arrival was a big dead roach. Thankfully, we did not see any more of them during the rest of our stay. I’m not sure how the cleaning team missed it. But this combined with all the trash removal instructions made me tense about bugs during our stay. Owners: Please seal the gap under the front door. Bugs seem to like getting in from there specifically and from nowhere else. -Be aware that you’ll have a lot of neighbors. This mostly wasn’t a problem at all, except for one afternoon where a group of men above us decided to have a very loud party. OVERALL -If the flat goes through a renovation, it will become 5 star. We were satisfied with our stay, using the flat as a rest hub in between outdoor activities.
