Bed in 1 room comfy and great Bed in room 16 cold and heating not working properly. Had to ask for a thick duvet. Shower on landing broken Was grateful for plug in heater Could have done with a glass Sink taps water very slow. Wifi was great. Good value but things could have been better

Great for short stay

All you need if looking for something clean, basic, quiet and set in a lovely area. Very friendly staff, easy check in and check out, next door to train station and local buses. Would recommend for short stay over.

Nice location very close to the train station and a short walk to the town centre. The owners kept good communication on and before the day of arrival. Nice to see the Qibla direction provided in the room. The room was a good size, clean and the bed was comfortable. There was a guest lounge which we only discovered in the morning, it would have been nice to know about the other facilities available on arrival. There was plenty of parking and it was a super easy check-in/out.

Very happy with the overnight stay. Very good value for a Saturday night in central location. Good pre-stay communication and ready to welcome me upon arrive. Room fine, clean and everything worked. Would happy to stay again for any event in Ipswich.

Good Basic Single Room

It was just what i wanted a comfy room With kettle microwave TV coffee tea Toilet was good basic accommodation which was all i wanted for my 2 day stay.

A Budget hotel that is worth a stay

The guest house was, warm, clean, very peaceful, managed by Haroon and his wife, who makes you feel welcome, Only ten mins walk from Ipswich city centre, a bus stop outside and the train station close by, a few mins away, The hotel is well insulated from any road or train noise, as well as free private car parking alongside.

Cheap and cheerful. Very convenient for train station. Free parking off road. Can't complain given the bargain price I paid. I arrived late and left early. Friendly staff at check in.

Without doubt it was a value for money stop when visiting Ipswich for a football game, the location was close to the stadium and away pub.

The location was great and it was perfectly located, you were at the central station in three minutes and can reach everything else within a 10 min walk. The owner was extremely nice and took care of me very well. The house is old and although you could tell they tried hard to keep the shared bathrooms clean, this wasn’t always the case. The house was fukky booked though so I appreciate the effort! I’d definitely come back!

I have stayed here for business meetings, it suits me just great! The rooms are clean, I have to share a toilet/shower but the price reflects this. It is close to the train station (can walk there in less the 5 mins). I was upgraded on this visit, my neighbours were very noisy bit once I was asleep it was fine.
