A five-bedroom ranch estate on forested Fairplay acreage, 35 minutes south of Breckenridge over Hoosier Pass. Ten guests, five bedrooms, three baths. Purpose-built for a group ski week that does not want to squeeze into a resort condo — space, a game room, a private hot tub, and a wraparound deck under some of the clearest skies in Colorado.

THE SPACE
Great room with vaulted ceilings and an indoor fireplace. Fully equipped kitchen with a coffee bar and stainless-steel appliances. Upper living area with a view that guests keep coming back to describe. Bedroom 1 has a king; Bedrooms 2 and 5 are queens; Bedroom 3 has a double; Bedroom 4 has a double plus a bunk. Seven beds total, three baths.

WINTER SKI ACCESS
Breckenridge is 35 minutes north over Hoosier Pass — Peaks 7, 8, 9, and 10, 2,908 skiable acres, and the Imperial Express Superchair at 12,840 feet, the highest chairlift in North America. Keystone Resort is 60 minutes and adds 3,148 acres across Dercum Mountain, North Peak, and The Outback — plus night skiing on Dercum until 8 pm. Arapahoe Basin, typically the longest season in Colorado, is 60 to 70 minutes. Off-resort: Boreas Pass Nordic trails begin 20 minutes away, Antero and Spinney Reservoirs are close for ice fishing, and snowmobile country begins in Fairplay.

THE LOCATION
Fairplay is a working mountain town in Park County at 10,000 ft — grocery, gas, restaurants, hardware. Alma is 15 minutes north on the way to Breck. Denver International Airport is approximately 90 minutes east.

Free on-site parking is included.

BEFORE YOU BOOK — WINTER NOTES
Primary renter must be 25 or older. $250 security deposit. Dogs welcome with pet fee. The ranch sits at approximately 10,000 ft — hydrate on arrival day. 4WD or all-wheel drive strongly recommended December through April; the driveway is plowed after storms. Firewood is provided.
