"This house exceeded our expectations. We had a fantastic time staying there and exploring it. It was very centrally located for day trips and we were available to explore the Umbria region which was also wonderful and better than we expected. "A great sized property with all the facilities that you need. Massive landscape gardens with a good sized pool and vegetable plot. The views were amazing. Air conditioning in all rooms which was a great asset. The host, Gian, was very knowledgeable and helpful. "The setting is just gorgeous - gardens, vegetation and the building exterior. Very spacious well-kept grounds with access (via a steep path) to the lake-side and the peaceful and secluded private beach. Lovely pool area and decent-sized well-maintained pool. The apartment interior was spacious and rustic - fairly basic but authentic farmhouse furnishings. The only negative thing to say would be that it could have been cleaner."

The reason for 3 stars is they charged one couple in our group 80eu PER NIGHT for a pack and play (folding crib) for their infant. Most hotels provide this for free or 5-10Eu. For that price, they could provide a brand new one each night and let them take it home. That's our only complaint, otherwise it was a nice place to stay. "
