**The Islander Beach Resort is repaving the parking lot during November and December 2025. There may be noise and dust at times during this project (typically from 8:00 am - 5:00 pm daily M-F with makeup days on weekends). The HOA will block off areas from parking while working on this project. We apologize for any inconvenience. **

- Our location is so close to many great restaurants include Stewbys, AJ’s Oyster Shanty, The Gulf, and Rock’n Tacos
- We are so close to pontoon and jet ski rentals – nothing like seeing the Emerald Coast from the water!
- The Islander has an 80' sparkling pool (seasonally heated), bbq grills, shuffleboard, fitness center, beach shower, and easy breezy beach access

- Luxe toiletries, freshly laundered linens, and fluffy white towels
- Onsite coin operated washer and dryer right outside your door
- Hair dryer and iron/board
- We provide starter supplies of toiletries, toilet paper, paper towels, dishwasher tabs, laundry tabs, and trash bags. Once this supply runs out, you will need to purchase additional supplies.

- PET FREE PROPERTY - Per the signed Rental Agreement, any violation of the NO PET policy will result in immediate eviction, plus additional cleaning charges. Emotional Support Animals are not required to be allowed by law in vacation rentals.

Please note: This condo building runs off a boiler system. When outdoor temps are 68 or below, the system switches to heat. We have fans provided in the condo, but if you prefer icy cold air conditioning even during winter/cool months, please be aware!

THE FINE PRINT

• Minimum Age: This property requires a minimum of one adult over the age of 25 stay at the property throughout the entire rental term. The primary guest is responsible for all additional guests.
• Pet Free Property - Per the signed Rental Agreement, any violation of the NO PET policy will result in immediate eviction, plus additional cleaning charges. Our building does not allow guest pets and Emotional Support Animals are not required to be allowed by law in vacation rentals.
• All reservations include a mandatory rental agreement to finalize your reservation that must be signed within 48 hours. All your arrival information will be included in this information for an easy and organized vacation experience!
• CHECK-IN BEGINS AT 4:00 PM and CHECK-OUT IS BY 10:00 AM. You will be notified automatically on arrival day if the property is available for early arrival – fees may apply.
• Easy self-check-in is available via the keypad on the front door - a personalized code will be in your arrival instructions at check in time.
• Every reservation includes an accidental damage waiver for separate purchase or a security deposit hold – should any accidental damage occur during your stay, simply notify us as soon as you can and provide a photo. We will file the damage waiver and replace/repair before the next rental guests arrive!
• We offer optional post booking travel insurance to protect your vacation investment – this will include trip cancellations and delays, medical conditions, hurricanes, and much more.
• No smoking/vaping/drugs/firearms allowed in our condo or on the balcony
• Max number of guests includes guests of all ages including infants/children to comply with our vacation rental permit, HOA laws, and local fire code laws. Exceeding the guest count is grounds for immediate eviction with no refund.
• All guests booking through the Airbnb booking platform will be required to upload a valid ID for check-in purposes.

*Departure instructions: We don't believe in long chore lists for our guests - you are here to relax! All we ask is that our guests remove all trash and food and start the dishwasher with any remaining dishes. This small list allows our professional housekeeping team to clean and sanitize the condo during our short rental turn in time for our next guests. We appreciate you!
