HOUSE RULES

Check-in /Check-Out: Standard check-in is at 4:00 pm, and check-out is at 11:00 am unless approved otherwise. Extend stay requests require 24-hour notice; otherwise, check-out is at 11:00 am.

Guest Interaction: We prioritize personal welcomes but offer self-check-in with a door code when necessary. We reserve the right to request ID, the booking credit card, or other forms of verification. Guests and accompanying individuals may be required to present ID before property access is granted.

Guest Access: Guests have access to all areas of the property, except those specifically locked or marked as employees only. Please note that not all garages are accessible or designated for guest use.

Maximum Occupancy: The maximum number of guests is as listed. Exceeding this limit may result in immediate booking cancellation. While short visits are allowed, unauthorized overnight stays are not permitted. All overnight guests must be listed during booking, and additional guests over the 10-person limit incur a $50 charge per night.

Parties and Events: Parties, loud gatherings, or events of any kind are strictly prohibited on the premises. Only authorized guests are permitted inside the house and around the pool area, and music must be kept at a non-disturbing level. Hosting big events or parties is not allowed. Additionally, please ensure that any extra guests depart by 12 am.

Your cooperation is greatly appreciated, as we aim to avoid any disturbances with our neighbors or issues with local authorities. Please note that any reports or evidence of a party or organized event will result in automatic forfeiture of your entire deposit and immediate vacation of the property. Thank you for your understanding and compliance.

Filming and Photography: Any form of commercial use of video or images, or similar activities, is STRICTLY PROHIBITED on this property. If you have any queries, please feel free to contact us.

Pets: Pets are STRICTLY PROHIBITED on the premises unless service dogs. Any indication of pets will result in an automatic forfeiture of your damage deposit. ($250 fine) Documentation is necessary for service dogs .

Smoking: Smoking is strictly prohibited indoors. Please utilize ashtrays outside the property. Any evidence of smoking inside will result in the loss of your deposit and incur a $750 remediation fee.

Trash: Bag and dispose of all trash in the provided waste bins. Use the trash bags under the kitchen sink. When full, remove the bag and take it to the trash bins. Line small trash cans before use.

Inspections: Management can inspect the premises without notice to enforce this agreement. Violation will lead to immediate termination without refunds. Guests waive rights if they fail to vacate after termination. The premises must be vacated at the agreement's expiration.

Security Deposit: To secure the house, a security deposit is necessary. Payment should be submitted using the provided payment link within 48 hours before check-in. The deposit is separate from the nightly rate and will be refunded if the specified provisions are met.

* No damage is incurred to the unit or its contents.
* All debris, rubbish, and trash are properly disposed of in the provided trash cans, and soiled dishes are placed in the dishwasher and cleaned. Excessive dirtiness or trash left in the house may result in an additional cleaning fee deducted from the deposit for extra cleaning time, and guests will be promptly notified.
* No linens are missing, damaged, or excessively stained.
* The occupancy limit of the house is not exceeded at any time unless approved in writing in advance.
* There are no police enforcement actions by the City or Homeowners.

Check-out: The standard check-out time is 11:00 am, unless a late check-out is arranged and available. Departing by this time allows us to prepare the property for our next guest. Please text us upon leaving to facilitate prompt cleaning. Failure to vacate on time may result in a deduction from your deposit.

When checking out, ensure all doors are locked and the house is reasonably tidy, resembling its initial condition at check-in. Please gather all personal belongings, including items from closets, drawers, and the washer/dryer. Refer to the checkout checklist and ensure completion before departing.

Failure to Vacate:Failure to leave the property by the agreement's end will incur a charge equal to 2 times the daily rate or the state maximum, deducted from your deposit.

House Phone: There is no landline in the property.

A/C system: Maintain the A/C at 74°F and keep doors and windows closed to prevent humidity accumulation, which can lead to freezing and dysfunction of the units.

Cable TV: There is no Cable TV in the house and no refunds will be provided for outages, content, or personal TV service preferences. All TVs are ROKU and require your own account to access services like Netflix.

Internet/WIFI: The high-speed wireless internet is provided as a convenience and is not essential to the agreement. No refunds will be given for internet outages, content, speed, access issues, or personal service preferences.

Lost and Found: Valuable items left by guests will be held for retrieval, with attempts made to contact the tenant. Unclaimed items become property after 1 month, and the owner is not liable for their condition.

Fireworks: The tenant agrees that there will be no use of fireworks anywhere on the property.

Home Use: The property must be used only for legal purposes. Any illegal activities, abuse, or harboring of fugitives will result in immediate termination of the agreement without any refunds.

BBQ Grill: If using the BBQ, ensure familiarity with propane gas grills. For guidance, contact management to ensure safety.

The propane grill in the backyard should be covered after use to protect it from rain. Guests are requested to use foil, clean the grill, and empty the drip pan after use to prevent grease fire hazards. A fire extinguisher is available in the kitchen. Failure to leave the grill clean may result in a $120 cleaning fee. Thank you for leaving it as you found it!

No daily Maid Service: Linens and bath towels are provided, but daily maid service is not included in the rental rate. However, it is available at an additional cost. Starter supplies such as toilet tissue, paper towels, dish soap, garbage bags, and laundry detergent are also provided.

False Reservations: Reservations obtained under false pretenses will be canceled, resulting in forfeiture of the advance payment, and guests will not be allowed to check in.

Parking (If applicable): Park your vehicle in the driveway, avoiding the grass and others' property. Only park in designated areas.

Repairs and Replacements - While every effort is made to maintain the house, the managers do not guarantee suitability for any specific purpose. It is the guest's responsibility to promptly report any issues for the best possible care. The manager is not liable for occurrences beyond immediate control, such as weather conditions, power outages, or appliance breakage. No rebate will be provided if there is a mechanical failure of any non-essential appliances, including but not limited to, the washer and dryer, pool heater, dishwasher, BBQ grill.

Broken items -If you accidentally break an item during your stay, please inform us promptly. We value your honesty to replace items promptly for future guests. Missing items will result in a deduction from the security deposit at 150% replacement value.

Locking Up- Ensure to lock all doors and patio doors when leaving and at night for your safety. Although our rental is in a safe neighborhood, we prioritize security.

Toilets- In Florida, plumbing in tropical areas can be delicate. Avoid clogging pipes by refraining from flushing paper towels, tampons, wipes (even "flushable" ones), sanitary napkins, or anything besides toilet paper.

Dishes- Before check-out, load the dishwasher with used dishes using the provided capsules. Ensure not to put plastic dishes in the dishwasher as they may melt. If no dishwasher, rinse and place dishes in the sink for the cleaning team.

Backyard- Please refrain from moving the patio furniture.
