This family-friendly home that blends functionality, style, and entertainment. A perfect base for all your Northern Arizona adventures, whether visiting the Grand Canyon, skiing Snowbowl, or hiking, biking mountiain trails, exploring Sedona, visiting NAU or just enjoying the beautiful weather. 5 bedrooms, 3 baths, 8 beds, and 2 living spaces this home is perfect for large groups or multiple families.

Living room, kitchen, dining, porch, master and 2 bedrooms plus additional bathroom on main entry level. The lower level has a family/game room with large TV, office, kitchenette, deck with hot tub and backyard access.

Home has High-Speed Wireless Internet

Natural light abounds in this home’s main living area welcomed in through lots of private windows. The living room seating beckons guests to settle in for some relaxation, read or play a game of chess. Guests can wander into the kitchen area, which offers tons of work space and a mobile center island perfect for meal prep, mingling or set up as a bar. Cooking enthusiasts will love this well-equipped open space with stainless steel appliances, a gas range, large pantry, and available cabinet space. Seating for eight guests is available at the dining table with 4 additional seats at the island. The main level contains a large master suite. Vaulted ceilings, luxurious king bed, TV, private en suite bathroom with dual-sink vanity, a jetted tub, and separate shower with huge master closet. There are two additional bedrooms both with queen-sized beds and a full bathroom with no need to access stairs.

Downstairs is equally inviting with access to the large backyard, deck and hot tub. There is a family-game room area with a large sectional couch and oversized smart TV. Attached is what we call the “variety room” with a king bed, twin bed, desk space, kitchenette (sink, fridge, micro), exercise equipment, DVD's, games! There is also a full bathroom along with a family bedroom containing a queen bed and a bunk bed (two twin beds).


Our temps swing 40 degrees from day to night. Most mountain residences, including this property, do not have central air conditioning. Fans are provided in the home for your comfort.

Beautiful views from the back deck and very open place to stay. The place to organized but the showers were a little dirty. Bring your own towels for the shower and hot tub. The towels were stained and dirty. If the house cleaner and had clean towels would have helped our stay.

Addtl Guest Fee (over 8) Policy Not disclosed

The home & location were great. However, while the listing says the home sleeps 12 (& in another spot says 13) you will be charged for each guest over 8 ppl. I made the booking for 9 ppl (i forgot to update it to 7 before our check in) and no where in the list did it say there is an addtl guest fee of 25 per person, per night if the booking is for more than 8 ppl. The receipt after i made booking DID NOT itemize the HOST FEES,which is where addtl guest fee is included. I realized i was charged 100 for an addtl guest the day we check out when i clicked on the very tiny letter i that appears near host fees. I immediately messaged the host about this charge & the fact their listing does not properly disclose the circumstances which a guest is assessed this fee. The host said its their policy. I re-reviewed the listing and under Important information and the "You need to know" section it states " Extra-person charges may apply and vary dependingon property policy". I asked host where was i given oppty to review property policy? Theres no hyperljnk to it. The host didnt address this question. I contacted VRBO cust service & spoke to 2 reps who both agreed the listing did not properly disclose that addtl fees would be assesed for bookings of 9 guests or more. The host wouldnt refund 100 to me which is very disappointing. Be aware of hidden fees.
