🧺 We provide a starter pack of essentials so you can settle in without a trip to the store. This includes a stocked coffee station, cooking oil, dish soap, dishwasher pods, paper towels, toilet paper, shampoo & conditioner, and more. For longer stays, nearby grocery stores make restocking easy, or we can arrange a convenient restocking service for you.

🛎️ Pre-Arrival Requirements (Post-Booking)
To ensure a smooth, secure check-in, all guests must complete a few simple steps after booking. This is managed through our secure guest verification platform and helps protect both you and the property:

✦ $56.50 Damage Waiver – Covers accidental damage up to $700. (No deposit hold required.)
✦ $700 Refundable Security Deposit – Placed as a temporary hold and automatically released 7 days after checkout
Please note: The damage waiver only covers accidental damage. It does not cover smoking, intentional damage, policy violations, pet-related issues, or negligence. In such cases, reimbursement may be requested separately or submitted through Booking Platform's Resolution Center. Booking confirms you’ve reviewed and agreed to these terms.

🐾 Pet-Friendly Comfort
Your pets are welcome here, and we’ve designed the home with that in mind! 🐶
Please let us know in advance if you're bringing a furry friend so we can prepare the home with extra care.

Pet Fee Structure:
✦ $163.50 per pet for stays of 1–4 nights (automatically added where platform-supported)
✦ $150 per pet for 5–13 nights
✦ $300 per pet for stays of 14+ nights
If you're bringing more than one pet or staying longer than 4 nights, additional fees will be added separately after booking.

Please note:
✦ Pet fees are not included in the advertised nightly rate
✦ Additional charges will be added post-booking
✦All pet fees are subject to 5% GST + 4% Alberta Tourism Levy (9%)

🐾 Pet Rules:
✔ Pets must be supervised and pre-approved
✔ No pets on furniture or beds
✔Pet waste must be picked up. Yard clean-up issues = $100 fee
✔ Excess hair or odors may result in a $400 cleaning fee
✔ Unregistered pets = $200 fee per pet

🧾 Additional Fees
✦ Late Check-Out Fee: $60 (after 11 AM without prior approval)
✦ Early Check-In / Late Check-Out Hourly Extension: $24.95/hour (based on cleaner availability)
✦ Excessive Cleaning Fee: Up to $400 (if property left in very poor condition)
✦ Deep cleaning due to grease, damage, or staining = $100
✦ BBQ/Grill/Smoker must be cleaned after use – if not, a $100 deep cleaning fee applies
✦ Unapproved Guests Fee: $50/person per night
✦ Lost Key/FOB Fee: $175
✦ Forgotten items will be donated after 48 hours; shipping = $50 admin fee

👥 Additional Guests
✦ The maximum number of guests must be reflected in your reservation
✦ Unregistered guests = $50 per person, per night
✦ Outdoor cameras monitor entry points for security and guest count

🛠 Maintenance & Access
✦ Emergencies may require entry without notice
✦ For non-emergencies, we will always provide notice where possible

🚭Smoking, Vaping & Drug Policy
✦ Strictly no smoking, vaping, or illegal substances inside the property
✦ Smoking violations incur a $400 fee to restore air quality
✦ Additional deep cleaning fees may apply if damage or lingering odors are found

🔈Noise & Respect for Neighbours
✔ Quiet hours: 10 PM – 7 AM (as per Edmonton bylaws)
✦ Excessive noise, parties, or disturbances may result in immediate cancellation without refund
✦ Violations subject to a $400 administrative service fee

✦ You are responsible for your group, including children and pets
✦ The property owner is not liable for personal injury or loss
✦ While you have exclusive access to your unit, shared spaces may involve other guests or pets—please supervise accordingly
✦ Legal action may be pursued for chargebacks or unpaid damages, including recovery of legal fees
✦ Please report any damage promptly to avoid additional charges
✦ Please return all provided items to avoid charges
