This hotel was well located with a bus route to the city. We booked a double bed and received a king which was great. Room was in good shape and the windows opened which was great on the warm nights.
Place is nice but bare in mind it is far from city centre (by 40 min walking). Breakfast is included but you won't find many options...I am afraid to say but coffee is horrible..simply don't take it.
Wifi didn't work from room but from common only.
Staff were lovely.

Nice place, a little dated and no shower in our room only a bath.
We stayed for 5 days in room 7, check in was simple and unfussed, the room clean, simple and well presented. Breakfast was a continental style affair, with plenty on offer, cereals, toast, yogurt, fruit and croissants.
The hotel is within easy reach of the city via the excellent bus service, using a simple single fare system or buy a day ticket and ride as many times as you like. The staff are lovely and friendly and there is a bar, which also caterers for special occasions but don’t let that put you off, our room was right above the bar but we never heard anything during the evenings.
With only 10 rooms, everything is at a slower more relaxed pace over a larger establishment, as such you never feel rushed or hounded. The location is safe and quiet; we regularly walked or travelled by bus late at night without any feelings of apprehension and the locals are friendly and helpful.
Never have I ever had someone unlock my hotel door and walk into the room absolutely disgusting never knocked or anything and walked in while me and my partner were changing and when confronted by hotels.com they said that according to the cctv it was the maid who knocked and entered the room and cleaned the room which was a total like as it was a man claiming to be the window cleaner absolutely disgusting do not stay here

El hotel es aceptable para estar de turismo en Edimburgo. Tiene buena comunicación con el centro de la cuidad, pero poco más. Personal, higiene y desayuno normales.

Good value, fine for a short stay
Overall our stay was fine and reasonably good value for Edinburgh. We had to wait a bit for anyone to appear at reception when we checked in, although service was great when they did turn up. The hotel is a bit shabby in places and our room wasn't exactly spotless. But all the staff were very nice and there was a decent choice at breakfast (which is included in the room rate), although it's continental only.
The bedroom was great very clean and quite. Staff were happy to help and friendly. Location was good 10 minute drive from the centre of town.

Recent stay.
Hotel in a good location for visiting the royal yacht Britannia. Parking can be a problem as car park very small and on a narrow road. A full English breakfast was advertised as part of the booking but turned out to be a continental style breakfast. Both bars are very cosy and pricey, food served was average.
Lovely quiet location, clean and homely. The rooms were large and had all amenities required for a short break. Craig the cook was extremely helpful and made us a fab breakfast! All the staff were lovely and helpful.

Etwas in die Jahre gekommen
Hotel sieht von außen wunderschön aus, leider wird der innere Pfegezustand diesem Eindruck nicht gerecht. Einige Zimmer sind direkt über einer Bar.
Checked in quickly, the room (room 5) was close to a main road which worried me at first but it was really quiet overnight. Great little bar and restaurant on ground floor. Booked this last minute due to short notice work in Edinburgh, stayed for 2 nights and fell on my feet with this place. Shower in room hot and powerful, breakfast spot on, comfy bed. Can't fault it.
