The Space:

Welcome to this cozy 45 m² 1-bedroom apartment on the ground floor of a building without a lift, perfectly situated in the heart of Abbeyhill. The apartment is professionally cleaned before every arrival so you can settle in straight away.



Bedroom: 1 double bed. The bathroom has a shower/bathtub.



The living area is a great space to unwind, with a smart tv (flat screen) and dining table and chairs.



The fully equipped kitchen has everything you need: full fridge, oven, microwave, gas stove, dishwasher, Dolce Gusto coffee machine, and electric kettle and toaster. A washing machine is available for your convenience. The flat has individual radiators for heating throughout the cooler months.

Good to know before you book



Check-in: From 3:00 PM via self check-in — simply collect the keys at a nearby location. If you’re arriving after 7:00 PM and need someone to meet you with the keys, please let us know at least 24 hours in advance. Late arrivals between 7:00–9:59 PM incur a £50 fee; 10:00 PM–12:59 AM is £90; after 1:00 AM is £120. Please note that any late check-in fee must be paid in cash upon arrival. We’re flexible when we can be — just give us a heads-up!



Check-out: By 10:00 AM.



Damage deposit: A refundable damage deposit of £800 is required before arrival. It may be processed via a third-party payment provider such as Stripe, Swikly, or Flywire. The deposit is returned in full within 14 days of check-out following a standard inspection.



Max guests: 2 people (including children and infants). Please keep within this limit so everyone is comfortable.



Smoking: The apartment is non-smoking throughout.



Events: The apartment is a private home and not suitable for parties or events.

The accommodation is private and exclusively for guests during their stay. Free Wi-Fi connection, information on Edinburgh and restaurant recommendations, sheets, towels, soaps and much more.



The Neighborhood:

Rossie Place sits in Abbeyhill, one of Edinburgh’s most quietly appealing residential neighbourhoods, just a short walk east of the Royal Mile. The area has a relaxed, village-like feel with independent coffee shops, a local pub and everyday amenities all close by, yet some of the city’s most iconic sights are practically on the doorstep.



Holyrood Park and Arthur’s Seat are reachable in minutes, offering dramatic scenery and open hillside walking without leaving the city. The Palace of Holyroodhouse, the Scottish Parliament and Dynamic Earth all sit at the foot of the Royal Mile nearby. Calton Hill, with its sweeping panoramic views over Edinburgh, is also a short walk away.



For transport, Abbeyhill Bus Stop and Montgomery Street Bus Stop are both within easy walking distance, with frequent services into the city centre and Princes Street. Balfour Street Tram Stop on the Edinburgh Tram line connects directly to the airport and the Newhaven waterfront. Edinburgh Waverley Station is about twenty minutes on foot.

Wi-Fi may occasionally be affected by area-wide connectivity issues. Please note a noise monitoring device is installed at the property entrance for extra security and to ensure the peace of the property. This device is not located in any sleeping area or bathroom. Photos are as accurate as possible — minor updates may not always be reflected immediately. Management may occasionally need access to the property for inspection, maintenance or viewings (between 8:00 AM and 7:00 PM with reasonable notice). In genuine emergencies, access may be required without prior notice. We’ll always communicate as much as possible and be respectful of your stay.
