Welcome to Leith, frequently voted one of the world's coolest and most vibrant neighbourhoods! Our home sits directly across from the historic Leith Links, a beautiful, expansive public park perfect for a peaceful morning stroll with a takeaway coffee.

You are perfectly positioned to experience the best of both worlds: a quiet, leafy residential pocket just a short, lovely walk from The Shore, Leith's bustling waterfront district, famous for its incredible cafes, traditional pubs, and world-class seafood restaurants.

Getting into the heart of Edinburgh is a breeze. The tram extension and local bus routes are just a short walk away, whisking you straight to Princes Street, the Royal Mile, and Edinburgh Castle in about 15–20 minutes. If you enjoy walking, the scenic Water of Leith Walkway offers a gorgeous, leafy route through the city. Free on-street parking is also widely available around the park.

This property is a self-check-in property. You can check in at any time of the day as long as you respect our standard check-in time (3 p.m.).

Also, we charge £50 for each set of lost keys (security keys may cost more). There may be an additional cost to replace the locks for security purposes. So, please keep your keys safe.

There is a zero-tolerance policy for smoking on the property. If our team discovers evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a minimum of £300 for the smoking fee.

We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
