A unique 16th century historical villa is located just a few minutes from the Old City. The villa has been renovated to modern standards while preserving its historical charm. With 6 bedrooms, 5 bathrooms it accomodates up to12 people. It has 340 m2 of indoor space and 100 m2 of outdoors (stone terraces and Mediterranean garden). Ground floor living room is open plan, large kitchen and breakfast bar area, living room with stone fireplace, drawing room, direct access to the terraces. On the 1st floor there are 2 ensuite bedrooms and a large open plan drawing room. On the 2nd floor there are 3 bedrooms (2 ensuite bedrooms), family bathroom and a reading room. In the loft there is a spatious bedroom. Each room has an Air Conditioning unit. Wireless internet access. Stone terraces with BBQ, seating and table for 12. Panoramic sea views from the terraces and the villa. Villa is located on the road to the Old town - an easy 5 minute walk from Dubrovnik Old Town. Situated next to Saint Peters church whose morning bells are audible. Lower garden is accessible to our guests, but is occasionally used by the owners. The property is ideal for a group of freinds or as an extended family holiday home.

Amazing view and location, walking distance to old town. Wonderful terrace for morning coffee and evening cocktails with an amazing view of the Aegean Sea.
We spent 4 nights in this remarkable property. The house and grounds are just beautiful. Beds were very comfortable and the location is perfect. My kids loved jumping from the rocks to the sea across the street. The kitchen was fully equipped and the check in was easy. A lovely property manager met us and walked us through everything we needed to know.
Our family of 6 adults recently stayed in this charming villa located within walking distance to the old town of Dubrovnik. The villa is very spacious and comfortable. We especially enjoyed our time relaxing on the large front porch that overlooks the Adriatic Sea.

Highlight had to be the swimming, steep but very accessible set of stairs to wonderful swimming right across the street (swimming not suitable for children). This is a beautiful home with a lot of history. We were a group of 10 and were very comfortable with plenty of room. Only a 15 min walk to Old Town, a swimming spot right across the street ( a lot of stairs). Easy Uber stop two doors up by the bus stop/ flower shop. Eci the house manager was a lovely woman and always available if needed. I would highly recommend signing up for this one!!
Our two families (4 adults, 5 kids) had ample room to spread out and relax in a great location (~12 min. walk to Old Town). The rooms (bed, bath, kitchen) were clean, and the owner was very responsive. The location is great with one caveat - there is no parking - so it makes getting dropped off or picked up a little tricky but still manageable. Strongly recommend for large families.
We had a wonderful stay at the villa. We were two families traveling together, with 4 kids total (ages 8-13) and this was the perfect property for us. Close to the city, beautiful views of the sea, and enough room to make everyone comfortable and relaxed for the whole vacation. The hosts and owners were so helpful and attentive, communicating ahead of time with recommended restaurants and a boat charter. They met us at check-in, helped with our luggage and showed us around the property.
The house was well-appointed, kitchen was so useful to have, and the views from the terrace were amazing. Definitely worth booking this property and enjoying the amazing city of Dubrovnik!
We were a group of 4 couples, of which this villa accommodated very well. It's key location makes it easy to get to the old city, cafe's and restaurants. But we ventured further and getting Uber's was very easy. However as someone else mentioned. there is no driveway or place to get picked up/dropped off as the doorway is off of a busy street. So we used the flower shop on the corner as our pick up/drop off spot and this worked very well. Can't emphasize the number of stairs, which I would not discourage from booking as this home is lovely, spacious and has so much charm...Thank you Eci for greeting us and making us feel welcomed. We thoroughly enjoyed our stay!
EPIC HOUSE, PERFECT LOCATION, & MAGICAL PLACE FOR THE WHOLE FAMILY!!!
This place was amazing and Dubrovnik is magical! We had nine of us and we fit perfectly with room to spare. Barry & Marijana, the hosts, have put their special touches to the house with art and decorations. It’s an old world feel, with the comforts of today: AC in every room, hot water in every bathroom, gas stove, microwave etc. We celebrated our kids graduations from college and my niece’s 21st birthday and made memories that will last a lifetime. The swimming hole and cove across the street, as well as the 3/4 mile (1k) walk to the old city makes this the ideal location. The views of the sea, and being raised above the street provide beauty and privacy. There are some stairs which may be an issue for some people, but no worries for us, as the whole city is full of them. I have to mention the bells from the convent above us, that went off for at least a minute daily at 6am, and continue hourly til evening. Fratellos Prosecco Bar is only 75 meters away and was our meeting spot to close out almost everyday! The smoked old-fashions, Mediterranean Negroni, and Aperol Spritzers were spectacular! How perfect! I would stay here again 10 out of 10 times!

Beautifully updated. Each bedroom had it's own bathroom. Additionally, the villa maintained its historic charm. Eci, the manager, was so helpful and pleasant. Great location to Old Town and Uber pickup at the bus stop.
We loved the awesome views and relaxing on the patio for coffee every morning. There was plenty of space for our group. There are lots of stairs, but the extra steps just meant we got to eat more gelato! The location was great too - just a short walk or ride to everything we wanted to do. Our hosts were friendly and helpful even after checkout.
What an amazing property! We all felt so honored to stay in this beautiful villa - and kept wondering about it’s long history. It was perfect for a group of 12 (one couple had to sleep in twins)! So convenient to old town - and such a great view. The only tricky part is arriving and departing - lots of stairs to lug suitcases up and down, and Ubers/taxis need to drop off a half block up the street. The sidewalk is very narrow leading to the house. We would choose to stay there again - so lovely!

This house is exactly as advertised! Lots of space for a large family or a group of friends. Really fun place to dip in the sea across the street and down a bunch of stairs… Not for young children, though. 10 minute walk to old town and a 20 minute walk to the pier with boats to take to the outlying islands. Lovely welcome from the house manager with instructions about everything in the home.
Our stay in this gorgeous, historic villa in Dubrovnik was amazing for our group of 9! Mrs Deranja and Marijana were exceptional hosts that were so helpful, attentive and kind. The villa is beautiful with gorgeous views of the Adriatic Sea and a 10 minute walk to old town Dubrovnik. To top off a magical trip, Mrs Deranja surprised me with chocolate for my birthday 💞 thank you for an extraordinary experience!

Lovely house - fantastic location with amazing views!
The villa is very spacious - we are a family of 5 and had lots of space to relax - and is well equipped with a very nice kitchen, comfortable beds and great bathrooms. The views over the sea were wonderful - we loved seeing the dolphins - and the Old Town is a short, enjoyable 10 min walk away, and a super market is just around the corner. Mrs Deranja was a wonderful help to us, arranging our transfers to and from the airport and was extremely informative about the house and the area. We had a great time! Thank you very much.
I cannot recommend this place highly enough - so very comfortable for everyone - many rooms had e suites , beds very comfortable , aircon everywhere so Villa was a joyous return after day our in Croatian heat. Kids (adults) had a great time jumping from rocks across road and swimming in fabulous sea. 10 min walk to old town … could not ask for more . Thankyou

One note - the bells from the church next door started at 6am and sometimes rang for three minutes. If you have young children or light sleepers this might be an issue. It wasn’t for us.
We had the most amazing time in this incredible villa, Everything was perfect from start to finish. A 15 minute stroll to the ancient walls with breathtaking views. We bought a 3 day pass for entrance to walls and busses costing €45. Well worth it if you struggle with walking as it’s up hill coming home. Amazing restaurants recommended by the owner of the villa. We also hired a boat through Dubrovnik Boats for the day and explored the Elaphiti Islands and had lunch on Sipan Island, fabulous restaurant recommendation by skipper and it was incredible! Not to expensive at all. We could have easily spent another 4 days exploring there is so much to do! We had a full day before our flight home and used a company called Baggage and Smile Porter service to come and collect our luggage, they brought it down all the steps and took it away for €30, each case was €15 a day. We had a wonderful day relaxing on the beach. For another €45 they took the four of us to the airport! Absolutely amazing service! Highly recommend this incredible villa! Thank you from 8 very happy ladies x
