Lovely & very accommodating hosts & very good breakfasts. Room was spotless with king size bed, TV, sea views, plenty of storage space, compact ensuite, etc. The on site parking requires some care from drivers, especially if you have a large car. Town centre, pubs, railway station & beach all a short walk down the hill.

Very enthusiastic owners and good breakfast, comfortable room. The area was too quiet and out of the way for me with limited parking in the area, but that's a personal preference.

The owners were very informative on where to visit & where we would find nice places to eat, for our evening meal. Nikki & Ian the owners are very helpful. The breakfast is wonderful no fault at all, there is nothing they will not do for you, I enjoy a green tea which they had & Nikki offered fresh lemon, lime or mint with it. Also I like an omelette. After talking to both Nikki & Ian about my love of Thai food, I was offered Thai chilli in my omelette which was very tasty & spicy but not too spicy. My husband could not fault the full English breakfast. Everything was freshly cooked to order. The room was spacious & clean, with replenished toiletries & tea & coffee each day. We visited Teignmouth, which is a lovely sea side resort where we got the ferry across to Shaldon. Definitely worth a visit. Also Dawlish Warren is a lovely family friendly beach, plenty to do to keep the children occupied. Dawlish itself is a very nice resort, everyone very friendly with a new cray golf for all the family of any age. All the beaches have dog friendly areas aswell as no dog zones.

The hosts were absolutely fantastic they went above and beyond to make your stay perfect room we had was a delux double with sea view and it was exceptional and breakfast in the morning was amazing locally sourced produce everything on your plate was local will definitely stay again many thanks for making us feel at home

Fantastic traditional B&B close the centre of Dawlish and a short walk from all transport options. We booked last minute but the hosts Ian and Nikki were pleased to accommodate us and provided comfortable clean rooms and a delicious award winning breakfast. Only caveat is the car park is relatively tight and might present a problem for drivers of larger SUVs but Ian was on hand upon arrival to greet arriving guests and ensure the parking worked out. Wouldn’t hesitate to recommend and will definitely stop again for a next trip to Dawlish.

Warm and welcoming greeting

On arrival the owners were very welcoming greeting us by our names giving it that personal touch. The rooms are light fresh and clean but most importantly we’re ready for us when we checked in. The location of the property is perfect as it is close to the beach. The breakfast was delicious and there was plenty of it to set us up for the day. We will definitely recommend staying there to friends and family

Relaxing staycation

Great service, wonderful sea view deluxe double bedroom, huge bathroom, hot and cold selection for breakfast was plentiful, located central to trains/ buses for various routes to get around, Nikki and Ian great hosts.
