With stunning city and sea views, this stylish home is the perfect base for families, friends or remote professionals, comfortably sleeping up to five guests. The property is professionally cleaned and prepared with high-thread-count bed linen and fluffy towels to provide a comfortable, hotel-quality stay.

On the ground floor, the welcoming living room is a relaxing space to unwind, featuring a large corner sofa bed which can sleep two guests, an additional armchair, Smart TV with Netflix, and a PS3/DVD player. The modern kitchen is fully equipped with everything you need for a comfortable stay, including an oven, hob, microwave and fridge-freezer. The dining table comfortably seats four to six guests and offers a lovely city view, making it a great spot for breakfast or an evening meal together. We provide complimentary tea, coffee, shampoo, shower gel and soap, along with a starter pack of essential supplies. A coffee machine with starter sachets is also provided; please bring your own Nespresso pods if you would like to use the machine beyond the complimentary supply. The washing machine and dryer are conveniently located under the stairs.

On the first floor, Bedroom 1 offers a peaceful retreat with a comfortable king-size bed, wardrobe and plenty of storage. Bedroom 2 is a cosy and inviting room with a comfortable queen-size bed, hanging space and additional storage. The contemporary bathroom features a modern walk-in shower, toilet and basin.

The second floor is home to one of the highlights of the property: a bright and versatile workspace and lounge with sweeping city and sea views. A large desk, monitor and ergonomic chair provide an excellent setup for remote working, while the bright space is equally suited to enjoying your morning coffee, reading or practising yoga. The large Velux window fills the room with natural light and offers beautiful views across Brighton towards the sea.

If you would like to use the sofa bed, please enquire when booking. The bedding is stored inside the sofa and can be prepared for your stay on request.

With its Victorian character, stylish interiors, beautiful views and dedicated workspace, this home offers a comfortable and memorable Brighton stay, whether you're visiting for a weekend by the sea, a family getaway or a longer work-friendly escape.

You will have private access to the entire three-story home through the main front door. Self check-in and check-out make your arrival and departure seamless.

Check-in is available after 4pm and check-out is before 10am. Please do not check in early or check out late without prior permission, as this can disrupt our cleaner’s schedule and may result in a £30 charge.

A travel cot and high chair are available on request, subject to availability. The travel cot costs £15 and the high chair costs £10. Please pay for these at the time of booking, with payment received at least 24 hours before check-in. The travel cot includes a thick, breathable, anti-allergenic mattress suitable for Red Kite Travel Cots and Graco models (93 x 64 x 6 cm), although guests should bring their own cot bedding as linen is not provided. If you use the high chair, please return it clean at the end of your stay.

Steep Stairs: Please be mindful that the original Victorian stairs connecting the floors are a little steep.


PARKING:
Paid parking at the bottom and top of the road - approximately 50m from the house.

On-street parking:
Streets around Wakefield Rd are mostly within a controlled parking zone (permit/paid parking) — so you’ll need to check signs carefully before leaving your vehicle. Restrictions usually operate roughly 09:00–20:00, and outside these hours street parking is typically free.

Nearby free or cheap street parking:
• 7 Hastings Road – Some spaces here are free (no permit required) but check signs for exact restrictions.
• 9 Wellington Road – Disabled bay that shows free use (blue badge only).
• Residential streets further out – You might find unrestricted free parking on some residential roads just outside controlled zones, but these can involve a short walk to Wakefield Rd (up to ~15–20 min). Always check signs locally.

Paid parking close by:
• D’Aubigny Road pay & display – Street parking with charged hours and free outside restriction periods.
• The Park Crescent / 15 Park Crescent Place – Nearby pay & display bays that are charged during the day and free outside paid hours.
• JustPark app spaces – You can pre-book private driveway or on-street bays near Wakefield Rd in advance, often at lower prices than central car parks.
• Brighton centre car parks (further walk) – If you’re happy to walk or park closer to the centre, there are larger paid car parks such as NCP Phoenix Place or Brighton High Street (book via apps for best rates).

Tips:
• Outside controlled hours (often evenings/nights) street parking generally becomes free.
• If you plan to stay long-term (overnight/whole day), pre-booking via JustPark can secure a space and avoid hours of searching.
• Always check local signage on arrival, as parking rules and permits vary street-by-street.

Their local team personally inspects the home to ensure it meets their readiness standards, so you can expect a smooth and comfortable experience from the moment you arrive.

IMPORTANT: On behalf of our host at Pass the Keys we require guest verification, which is provided by Superhog. Upon confirming your booking, Superhog will reach out to the lead booker through a secure link, providing detailed instructions for verification.

The online verification process requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once verification is successfully completed, the check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
