Staff were friendly. Room was clean, shower was great. And as a lone female traveller i felt safe and secure. Bed was comfy and had mini fridge and tea/coffee making facilities. There was also fines in place for noisy unruly behaviour and smoking in the rooms which was good to see. I would definitely stay here again.

Nice and centrally located 2 minute walk from the seafront, please note street parking in Brighton is very scarce we had to unload our luggage and then park in one of the many multi-storey car parks situated over a mile away at a cost of £16.00 a day.

A bit of TLC required

Hotel is just about ok, well more of an unmanned guest house than a hotel. Room was clean, it's just that the shower area needs maintenance (water spraying from hose as well as head).

I do think it would have been helpful to have been told before booking that this is an entirely unstaffed property. No reception desk, no breakfast - and no one answers the phones at the central phone number. You enter the property with a code and then retrieve the room key with another code from a lock box. If I hadn’t had friends with me to help I could be standing outside the room still. The room was not cleaned for the duration of my stay, and you don’t get the door codes unless you check in before you arrive, another thing Expedia does not tell you. I made several attempts to confirm the booking by phone but there was never any answer. The common parts are worn and the door frames shabby; so a surprise to find not a bad room - though the window didn’t open - and a clean bathroom suite. And the whole place was not that cheap. Very disappointing.

Awful service!!

Well when we arrived at this hotel there was no reception no code to enter the room and none of the numbers where working properly so after a while just waiting outside the property we was told by the lady next door to go around the corner to a property called FAB guesthouse and we was told we are now staying there so we never got to stay at original property!!!!!!

Wouldn’t recommend

We have pretty low standards, so weren’t expecting much but, come on ... Booked a platinum suite for 2 nights. It was more like a cupboard, very tiny. I wonder what standard rooms are like! I doubt there is much difference. Our room was not cleaned up, haven’t even seen a housekeeper. The bedding was clean and the bed was okay. Wi Fi wasn’t working. The email I sent a few days prior to check in asking a question was never responded to. Poor customer service. Overall, we would not recommend.

Awful experience. This is a keyless access hotel. Their check-in instructions are complex. In our case the hotel did not provide a room number or keycode, and then didn’t respond to our emails or calls to their landline, mobile phone or what they optimistically claim to be their head office - despite us leaving voice messages asking to be phoned back. On arrival there was no answer at the front door. We were literally left with no where to stay. Awful.

Terrible Service from Hotel and Hotels.com

On arrival we had to call a number to get a code to check in. On calling the number I was told my booking had been cancelled because the original card I reserved the room with had since expired as I had booked well in advance. They said that they had informed hotels.com of this and there was nothing more that they could do. I called hotels.com helpline as the booking status was still showing as valid in the app. I was told that the booking was indeed still valid and there must be a mistake. I was asked to hold while they called the hotel. After several minutes they came back to tell me the booking had been cancelled because of the card issue. I was asked if I had an alternative card and I said yes. I was put on hold for several minutes before they came back to say the hotel had let my room and they were not willing to do anything else for me. Hotels.com asked if I wanted to be transferred to someone who could help. I said yes and was again put on hold. Eventually a lady came on the line and asked how she could help. I asked what she had been told and she said nothing. They had simply transferred me to reservation to book another hotel. No apology, offer of discount or anything. I gave up in the end as my partner and I were looking at being stranded in Brighton for 3 days with nowhere to stay. I ended up paying almost double to find an alternative. So much for planning ahead. I believe Sea Breeze simply re-let the room as they knew they could get more than I had booked it for.

Worst night No sleep.

The worst night ever. So noisy, you can here ever foot step of everyone in the hotel. We had a boiler in our room. It made a noise all night. Local was good.

Struttura esterna molto poco curata (manca persino la targa dell'hotel). non c'e' reception in sito. La stanza al piano terra, fronte strada, rumorosa e con le finestre bloccate. meglio lasciar stare.

6 flights of stair up.very narrow staircase with wobble hand rail. carpet on stair all worn and not hoovered. room very small. sea view mmm really small window yes if u pushed face against window and looked right not worth an extra £10 a night. 9 lights on room 2 worked. bed broken had to move slats myself. arrived at 3pm after a 12 hr drive. not even an toilet paper in room. tried calling but no answer. fell a sleep by 4pm after long drive. woke at 6am by fire alarm at least that worked fire brigade arrived person in room 2 having shower caused everyone else out in cold for 30min. No one on premises at anytime. only cleaned by young girls who didnt speak much English. asked for clean towels didnt get them. paid for 3 nights only stayed one because we were exhausted. states 4 star on here it defiantly its not, not even a 1 run by company in london i believe who only seem to care about taken ue money. holiday spoiled drove 12hrs home after 1 night stay. meant to be a luxury break after intense cancer treatment not avoid at all costs 😥😥

Good points: Close to the beach Security of the doors BAD POINTS No good room service, we say for two night and tgere was not wifi working and not clean towels and toilet tissues supply for the following day, when i call the person will say ok can i can i have your number i will call u later and no one will call me and i have to call again. I have to end up walking to there other premises to go and collect towels . It was a bad experience with the family

Good for the price, but had issues....

First of all, given the price, I have to say that this is a great deal. The bed was comfy and clean, the pillows were just right for me and it was in a great location in Kemptown... only 2 roads from the sea front, you could see straight down the road to the beach. However I did have a number of issues: There is no reception, you need to check in online and you are then sent a code to access the front door and another to open a keysafe outside your room. A neat idea, but in my case it didnt work well. I had to chase to get the codes (I booked en route to Brighton), and then when I did get to the hotel the keysafe code didn't work. I tried calling the number that was noted in the lobby, no response, I tried the mobile number I had, no response. I used Whatsapp to message... and got a response 30 minutes later - I had had to sit waiting for half an hour to be able to gain access to my room. The wifi did not work, I was told that they knew it didnt work and there was an issue - but no explanation of what the issue was or when it would be resolved - it wasn't resolved during my stay. Also the TV did not work, and in the process of trying to sort it saw how filthy it was behind the TV, housekeeping obviously only clean the visible parts of the room. THey did send someone to look and offered to try and replace it, but by this time it was around 8.30pm and I was ready to go out so didn't bother. So not the best stay, but at the cost it is good value.

When i made the booking a year ago it was advertised as including cooked breakfast - this was not the case. Never saw any member of staff over my 2 day stay. Standards have definitely dropped since i stayed there a couple of years ago. New owners since then, perhaps?

No reception was present for any info enquiries we may need and the number provided in the website leads nowhere. Didnt sleep well lots of noise upstairs kept us awake.

Following check in we found that only 1 out of 8 ceiling spot lights was working. Neither bed side light worked. Tried to contact using numbers from emails and room and heard nothing.

Stanze da rinnovare, una camera nel seminterrato molto piccola ed una più spaziosa ai piani superiori. Salvo il letto ed i bagni molto minimal ma non il funzionamento (lo scarico era molto debole e ci si ritrovava costretti a riempire la vaschetta)... spazi comuni inesistenti come la reception. Non così centrale poi come pensavo. Niente posteggio vicino per Long Stay

When we arrived the hotel e were shown to a room in the basement that smelt very damp, i asked to be moved because both me and my daughter have Asthma. We were moved up the road to another hotel. Room looks ok but it smells of sweaty bodies and just feels unclean. I tried to open the window but they were sealed shut. All night long people were arriving back and woke us up everytime as we are right next to the front door. Terrible place, please do not waste your hard earned money!!!
