Cosy and private garden flat nestled in the heart of Kemp Town village, just steps from the seafront above Brighton beach.
This flat features its own private entrance and offers a stylish, comfortable living space designed for relaxation. Fully equipped with everything you need for a perfect stay!
The location couldn’t be better — with fantastic cafes, pubs, and unique shops right on your doorstep. You’re just a 10-minute walk from the town center, the Lanes, the pier, and St James’ Street.
Well-maintained apartment accessed through a private gate leading to a quiet courtyard.
The living, dining, and workspace features a large screen with HDMI connectivity, plus a dining table for four.
The modern kitchen includes a new oven, induction hob, fridge freezer, dishwasher, kettle, toaster, and microwave.
The bathroom offers a power shower over the bath, separate sink and toilet, heated towel rail, and instant hot water.
The bedroom has a very comfortable bed with high-quality linens and pillows, along with a hanging rail and ample drawer space.
Guests have full access to the entire property, including a spacious garden with comfortable seating.
We operate a self check-in process so that guests have the freedom to check-in at a time of their choosing (after check-in time) and so are not constrained by availability of the host to meet them. We find that this flexibility is popular with our guests.
Check-in time is after 4pm and check-out time is before 10am.
Whilst we try and accommodate early check-ins and late check-outs this is subject to availability, and a charge may be incurred.
A £30 charge will be requested if guests check themselves in early without permission or if guests do not check out on time as I am sure you can appreciate this will cause disruption to my cleaner’s schedule.
Please note that you will be charged £100 for lost keys, so please be careful with them.
Please note that you will also be charged £100 if the property smells of smoke or if there is evidence of tampering or removing the smoke alarms, smoking, vaping, use of candles or incense burning

Dog Policy for Guests
We welcome well-behaved dogs at our property and want all our guests—both human and canine—to have a comfortable and enjoyable stay. To help maintain a clean, safe, and pleasant environment, please follow the guidelines below:
Supervision & Control
Dogs must be supervised and under control at all times. Whether on a leash outdoors or inside the unit, pets should never be left unattended or allowed to disturb other guests.
Clean-Up Responsibility
All dog waste must be picked up immediately and disposed of properly.
Please carry waste bags when walking your dog.
Securely tie used bags and place them in the bins.
Failure to clean up after your dog may result in a cleaning fee or other penalties.
No Dogs on Furniture
Dogs are not allowed on any furniture, including beds, sofas, and chairs.
My property management team will be available 24/7 via email, or phone to provide any assistance my guests may need.
Pass the Keys® provides a hotel standard of service for short-let properties. The property is professionally maintained and cleaned, and professionally cleaned linens and toiletries are guaranteed. 24/7 guest support is also available before and during your stay.
The local community-based Pass the Keys® team personally inspects the property and certifies the home has met Pass the Keys® Property Readiness Standard.
IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.
The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.
Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
