The open-plan layout makes it ideal for a couple or professionals, comfortably sleeping up to two guests.

LIVING AREA / BEDROOM The living area has an open plan feel with a comfortable sofa and free wifi for streaming your favourite shows, a comfortable king-size bed with storage drawers that store all your amenities. There is a microwave, tea and coffee-making facilities with a bar fridge, kettle, plus glassware, a basin, crockery and cutlery. In addition to this, there is a Tassimo Coffee machine and we offer complimentary tea and coffee, salt and pepper - so please help yourself. The dining table seats up to 2 guests comfortably by the bay window.
BATHROOM Situated on the upper level, and separate (but private and lockable), you will find a modern bathroom with a shower-over-bath, sink, mirror and toilet. We provide plenty of bath towels, hand towels and bath mats.
This apartment is unique and located on a lower ground level with a spacious living area, perfect for professionals, couples or a small family travelling through Brighton.
IN ADDITION There is an iron, an ironing board and a hairdryer for guests to use Late check-out fee - £50+VAT per half hour unless a late check-out has been agreed upon in advance Travel Cot or High Chair fee £50.00 - only on request. Not returning keys to key safe/Keynest £200+VAT This accommodation has stairs and may not be suitable for guests with disabilities or limited mobility. There are 3 steps from outside and 14 up to the bathroom on the upper level. Please note that the bathroom/toilet is located separately from the main apartment, just outside and up some stairs - it is private and lockable.

We want you to have a brilliant stay with us! To help make that happen – and out of respect for our neighbours and the property – we kindly ask that you follow these simple house rules:
Smoking Smoking or vaping isn't allowed indoors. If you’d like to smoke, please use the outdoor patio (if available) and kindly dispose of any cigarette ends or related debris responsibly.
Noise To keep things peaceful for our neighbours, please keep noise to a minimum between 10 pm and 8 am. That means no loud music or parties during these hours. We’re not the anti-fun police – we want you to have a great time – we just ask for a bit of consideration so everyone can enjoy their evening (and a good night’s sleep!). Please note: If there’s a call-out due to excessive noise, the cost will be deducted from your deposit.
Pets - This property is not pet-friendly. No Pets are allowed. Check-Out Time - Check-out is by 11 am. We kindly ask that you leave on time so we can get everything ready for the next guests. Late check-outs may incur a £50 per hour fee. Before You Leave - Before heading off, we’d appreciate it if you could: Do any washing up Bag up your rubbish and place it in the appropriate bins Return keys to the key safe Switch off all lights Make sure all windows are closed Turn down the heating (especially during the winter months) Not only does this help us prepare for the next guests, but it also helps us do our bit for the environment by saving energy and reducing waste. Age Policy The lead guest must be 21 or over. Unfortunately, we’re unable to accept bookings from groups where the majority of guests are under this age. If you’re unsure, just get in touch with us before booking.
A Quick Note on Deposits If any house rules aren’t followed, we may need to make deductions from your deposit to cover additional cleaning or damages. We hope that’s never necessary!
