    THE CONDO

    This is a 4th floor 400 sq foot studio. King-sized bed with Denver Mattress Doctor's Choice Medium Plush mattress and queen-size leather pull-out couch with a new Classic Brands 5 inch memory foam mattress. There is a Smart 43 inch flat screen TV with HD cable, closet, two-person dining peninsula, fully equipped kitchen with new stainless steel oven, refrigerator, microwave, coffeemaker w/ coffee/ tea and all cooking basics. The bathroom is divided into two rooms making it very functional for multiple guests. The bathroom has double sinks, a large mirror and bathtub with a shower. Rest assured you’ll be cool on the hottest days as we have a new portable AC unit in the summers.

    Seasonal AC

    Portable AC unit in the summer, but you’re still able to open the windows. Usually installed from June - October, depending on the weather, it's only needed in July and August.

    COFFEE & KITCHEN

    We provide ground coffee, teas, hot chocolate, powder creamer & syrups. The coffee machine is a Keurig Duo for ground coffee or k cups. We provide a reusable k cup filter for coffee grounds. The kitchen is fully loaded with all utensils and basic cooking supplies (salt, pepper, olive oil and spices). You’re welcome to leave any groceries at departure and we will make sure they get repurposed for future guests or donated to the foodbank.

    HOT TUB, POOL, FITNESS CENTER, MOVIE ROOM & XBOX GAMING ROOM

    The new $5 million renovated health club now features an indoor/ outdoor pool with a shallow pool for young children with a slide and water features, four large hot tubs with water falls, gym, steam room, sauna, community room with games, couches, fire place, large tv and 15 seat movie room. Pool and hot tub hours are daily from 10am to 10pm. Fitness center and game room hours are daily from 6am to 10pm.

    UNIT ACCESS TIMES

    Check-In: 4:00pm. Early check-in can’t be confirmed until the night before/morning of arrival.

    Check-Out: 10:00am. Late check-outs can’t be accommodated.

    Early Access: The Health Club is accessible as early as 8:00am on arrival day.

    Late Departure: Health Club access is available until 5:00pm on departure day.

    Luggage Storage: Available 8:00am–5:00pm for shuttle guests via a reservation in the digital app located in the garage near the Health Club.

    THE BUILDING

    The Village at Breckenridge is a large complex located between Main Street and Peak 9 base. It's connected to: ski rentals, lift tickets, ski school, Quicksilver Chairlift and Silverthorne ski run. The unit is located in the Peak 9 Inn building.

    BUILDING PAID PARKING: NOT INCLUDED

    $45 a night year around - From check in to check out. Garage entry height is: 7 feet 6 inches.

    I can reserve one paid parking spot in the building's garage for $45 a night year-round, based on availability. The garage does routinely hit capacity, especially last minute, on weekends or holidays. Payment required within 72 hours of reserving and is non-refundable. The town has eliminated all free overnight parking between 2am-6am on all streets and lots in Breckenridge. If needed, it's paid separately through a payment request. Booking doesn't reserve a parking space.

    ALTERNATIVE PARKING

    You can park free for 30 minutes to unload/load at the garage entrance of the building by putting your license plate number in the hourly parking machine.

    Ice Rink Parking Lot (189 Boreas Pass Rd): 4 blocks away. You can walk through the Village Plaza to cut the walk in half. Cost: $20 weekdays/$35 weekends.

    SHUTTLE

    During winter, nearly all of our guests flying to Colorado take a shuttle service from Denver or Eagle Airport. Shuttles are incredibly reliable with hourly departures regardless of weather. You’ll also travel in comfort with wifi and avoid the hassle of chain restrictions and winter conditions. Once you arrive, everything is within 2 blocks and you don’t need a car. Shuttles should be reserved in advance. The top shuttles are: Epic Mountain Express (20% off with Epic Pass), Summit Express, Peak 1 Express & Fresh Tracks

    COLORADO I-70 HIGHWAY TRACTION LAW IN EFFECT SEPT 1 - May 31

    The vehicle must have 4WD/AWD, snow tires or traction chains and a minimum tire tread depth of 3/16 inch on the I-70 mountain corridor. Most Denver rental cars do not meet this requirement. Tickets start at $130/ $650 if you block traffic. This is why the shuttle is the best choice!

    OTHER THINGS TO NOTE

    Our building is ski in/ ski out on Peak 9 with direct access to the Quicksilver Chairlift and Silverthrone Green Ski Trail. Peak 9 is open all of the core ski season, the only peak open longer is Peak 8 which is where early/late season skiing is located. To confirm we are ski in/out, check to make sure Peak 9 is open. There is never an exact date when it opens/ closes as it's dependent on snow. When Peak 9 is closed, Peak 8 is accessible via the free bus outside our building to the base of Peak 8 or Gondola.

    The front desk and valet is not available to guests for anything, this is a service only for Vail Resort guests. The front desk and HOA can't help with parking or keys, you have to contact me.

    We do have AC in the summer!

    Our unit is 100% free of any kind of smoking or vaping even out the windows. The unit is equipped with high end smoke detectors that alert of any cigarette, marijuana, and vape in the unit. We take this very seriously and fine for a deep clean.

    GUEST ACCESS
    Guests will have full access to the condo, health club and building. Guest can check their skis for free at Christy Sports located outside of the building on the plaza. Guests do NOT have access to the front desk. The front desk is Vail Resorts and not affiliated with the building, HOA or Airbnb. They also will not hold bags or accept deliveries. However we do offer free luggage lockers that will hold luggage and skis for up to a group of 4.

    INTERACTION
    You will likely not see me, but I am available to answer questions. I can't guarantee 24/7 service, but will reply as quickly as I can. The guide book and check in letter are very detailed and answer all questions.

    Look for a group of large buildings on Park Ave at the base of Peak 9. There is a large Village at Breckenridge sign on the building and the archway labeled “The Village at Breckenridge” is where you turn.

    If you take the Colorado Mountain Express or any other shuttle service, The Village at Breckenridge - Liftside @ Peak 9 Inn - Unit 4415 is an automatic drop-off location. You will be dropped off at the front entrance.

    NEIGHBORHOOD DESCRIPTION
    The Village at Breckenridge is located at the base of Peak 9 and the Quicksilver lift. One side of the building backs up directly to the Quicksilver Lift, Breckenridge Ski/ Snowboard School, Breckenridge Sports Rentals, the season pass/lift ticket office, Urgent Care, and Maggie Pond. The other side is one block from Main Street where most restaurants and shopping are available. The Village has a massive courtyard that hosts many events such as the art festivals, beer festivals, wine festivals, farmers market and more! We are steps from the Blue River recreation path, which will take you to the Blue River for fly fishing, bike ride or a picnic. You can continue along the path to the Breckenridge auditorium for live music and events, restaurants and shopping, and all the way to Frisco if you like!


    HOUSE RULES
    - Travel Insurance is highly recommended. We have a strict cancellation policy in place. If you are worried about your trip being canceled you should have travel insurance, it's not expensive or check if it's covered with your credit card. This is a high elevation ski mountain environment that can experience heavy snow, road closures, travel delays or illnesses.

    - Refunds are not given for snow conditions, lack of snow conditions, too much snow and not having 4WD if needed because of weather. It is your responsibility to rent the appropriate vehicle or take the shuttles that run regardless of snow conditions. If I-70 closes, you can alternatively take highway 285 (less steep and crowded than I-70).

    - 4WD/ snow tires and/or chains required in winter. I-70 has a Traction Law with these requirements. -

    - No Smoking: of any kind anywhere on the property. We are PROUDLY a 100% smoke free property and you will be charged $500.

    - No Pets: Per the HOA pets are not allowed on property you’ll be charged $500 and the property manager can ask you to leave without refund.

    - Check-out is at 10am. Check-in is at 4pm.

    - Quiet hours are 10pm-6am per HOA regulations. Failure to comply can lead to the property manager asking you to leave without a refund.

    - 4 guests maximum. It's the fire code.

    - Housekeeper can charge for excessive cleaning or guests who don't check out on time.

    - The building charges $45 a night for parking year round and doesn't refund parking once they are made, regardless of the circumstances. Some booking platforms charge their service fee on top of the parking rate.

    This is my home and we ask that it is respectfully cared for during your stay. Any damages, intentional or not, may result in a charge.
