「All good!」

「Nice and peaceful. Authentic ranch environment on an open range, with cattle, coyotes in the distance, and a couple of nice barn cats. The quarters are new remodeled. Very clean. Nice place to get away and slow down. Highly recommend this place when in town for A&M functions, or if you need a real getaway from city life. Just a few miles to the campus, and close to the airport as well if you fly charter.」

「Not as advertised. Several problems with our stay. First was that we received notice from the host the night before our stay that there the hot water was not working. Being the holidays and having grandparents from Houston and grandchildren from Lubbock and us from Dallas traveling to meet, there were no last minute options so we spent 3 days in the 50’s with no running hot water. The property also advertised as having a spa &/or hot tub which was not true. The wood floors were coming up...

「We wanted to stay in a “country oasis” for the most part we got that. Our host provided cow feed which proved to be a hit amongst the kids. There was a old pan of Bacon in the oven when we got there but otherwise it was clean.Unfortunately, we got a weird message from Joe, the host that was disingenuous and threatening…He received a message that VRBO flagged me in the system as being a rowdy guest- I contacted VRBO and they issued no such email- and that he was “ going to have his guy come check...

「All was substantially as expected. The one star was lost due to the required very expensive insurance or even more expensive deposit. We have stayed in dozens of VRBOs in hill country and never seen this requirement. We almost didnt book because of it. 」
