🚭 No Smoking Indoors
•Smoking (including cigarettes, cigars, vaping, and marijuana) is not allowed inside. Smoking outdoors is fine—just dispose of cigarette butts properly. If smoke removal is needed, a $300 cleaning fee will apply.
🐶 Pets
•Dogs are welcome but must be included in your reservation. There is a one-time pet fee, which covers additional cleaning. Unregistered pets will result in a $150 fee plus cleaning charges. Please keep pets leashed outdoors and clean up after them. If your pet causes any damage, let us know—we understand accidents happen, and we just want to get ahead of any issues.
👥 Guest Occupancy
•Only registered guests are allowed to stay overnight. Visitors are welcome but must not exceed overnight occupancy or cause disturbances. Additional overnight guests will result in extra charges or possible eviction.
🎉 Parties & Noise
•No parties or events. Quiet hours are from 10 PM - 8 AM. If noise complaints occur, you’ll receive one warning. A second warning will result in immediate eviction without a refund.
🕛 Check-out Requirements
• Check-out is at 10 AM (no exceptions). A $200 late check-out fee will apply if this impacts our cleaners. If you’d like more time, book an additional night or request a half-day stay at a discounted rate.
•Before you leave, please:✔ Place all trash in the outdoor bin under the deck✔ Set thermostat to 68°F (winter) or 75°F (summer)
🏊 Cowboy Pool Rules
•No food, drinks, lotions, or peeing in the pool (yes, we check).
•Shower before & after using the pool to protect your health & our linens.
•Keep the cover on when not in use to prevent debris.
•Pool is not heated.
•The pool cover is not weight-bearing—do not sit or stand on it.
•Our cleaners test the water after each stay. If excessive contamination occurs, a $300 fee will be charged for draining & refilling the pool.
•🚨 Disclaimer: The pool is use-at-your-own-risk. Please supervise children and adhere to safety guidelines.

📦 No package deliveries to the home—we can’t guarantee you’ll receive them.
🛠 Damage Policy: Guests are responsible for damages beyond normal wear.
