The Zen Den- Relax and Recharge at the Shore!

Enjoy a relaxing and zenful home perfect for a peaceful retreat or fun getaway! Located across from Fisherman's Park and Gardner's Basin in the Uptown neighbor of Atlantic City, where you can see the water from the front of the home! Boho decor and thoughtful touches create a peaceful setting to enjoy with family and friends. Two living areas, a pool table, spacious kitchen, 4 bedrooms and 2 full/2 half bathrooms. Off street parking for 1 vehicle.

GAME DEN:
-The lower main level of the home has a large "Game Den" and entertainment space with a pub size pool table and a fun electronic Pac Man arcade game.
-There is a half bathroom in this area, as well as a door to exit to the backyard.
- This main level space also has a bedroom

LIVING ROOM:
-The 2nd floor has a living room with a large TV, a loveseat and a couch
-There is a small deck off the living room area at the front of the home, perfect to watch the large fishing boats come in and out of the Basin.

KITCHEN:
-The kitchen has all the appliances and amenities needed to prepare a meal.
-There is a dining table to seat up to 8, and a door from the kitchen to exit down the stairs to the backyard.
-There is also half bath on the 2nd level.

SLEEPING ARRANGEMENTS AND BATHROOMS:
-The 1st floor has 1 bedroom with 1 queen bed, and 1 half bathroom
- The 2nd floor has 1 half bathroom
-The 3rd floor has 3 bedrooms, with a total of 4 beds (total of 2 queen and 2 full sized beds).
-Each bedroom is tastefully designed and included closets, luggage racks and cozy bed linens.
-There is 1 full bathroom with a tub in the hallway for the bedrooms to share.
-The master bedroom has 1 full ensuite bathroom

BEDROOM 1- The master ensuite bedroom has a Queen Sized bed, a TV (no cable) and a newly updated full bathroom with a beautiful stand-up shower. There is also a desk with a chair for a workspace. As well as there is a fold out chair that can be folded flat to be converted into a single twin sized layout to lounge on. It is great to curl up on and enjoy the view from the master bedroom windows!
BEDROOM 2- 1 Queen Sized bed.
BEDROOM 3- 2 Full Sized beds.
BEDROOM 4- 1 Queen Sized bed

BACKYARD:
-There is a charcoal grill in the backyard for guest to use.
-Please note that we do not provide charcoal, lighter fluid or grilling supplies, guests must supply their own.

AMENITIES:
The home is also equipped with Wifi, a coffee maker, an iron and ironing board, a hair dryer and much more!

ACCESS & ENTRY:
-Guests will have access the entire home and the backyard.
-There are stairs to the second floor, third flood and stairs from the deck to the backyard.
-Please be respectful to the neighbors and the surrounding homes and businesses.
-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!

KEYLESS ENTRY:
-There is keyless entry. Your host will provide you with the door code approximately one hour prior to check in the day of your trip.

PARKING:
-Guests may use the driveway at the back of the home that can fit 1 vehicle.
-Additional vehicles may park directly in front of the home, or where available.
-Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets. Please be respectful of the neighbors and their properties when parking.

MAIL:
-Please do not ship items to the property.
-We are not responsible for any items shipped to the property.

ENVIRONMENTAL NOTES:
-Property located in a city environment; potential for noise from cars or foot traffic.
-Please be advised that there is a park across the street and a school a block away so there may be regular neighborhood foot traffic.

SECURITY:
-The home is protected by exterior ring camera security.

HONESTY and EXPECTATIONS:
At "The Zen Den", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

-Linens, towels, and basic amenities provided.
-Guests must purchase their own amenities when stock runs out.
-No laundry detergent is provided.
-Basic cookware supplies; no salt, pepper, oil, or kitchen condiments.

OTHER DETAILS:
-Atlantic City is a barrier island and city style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures.
-Beaches are free; no tags or passes required. Beach amenities not provided.
-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.

HOUSE RULES
BOOKING and GUESTS
Must be 21+ to book. The booking guest must check in and stay the entire duration.
Only registered guests are allowed. Unapproved guests will incur a $200 fee per person.
RESPECT FOR NEIGHBORS and NOISE
No parties or events. Unauthorized gatherings will result in immediate removal without a refund.
Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).
CHECK-OUT and CLEANLINESS
Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees.
Keep the property clean. No glitter, confetti, or tape on walls.
Additional cleaning fees apply for damages, excessive mess, or soiled items.
SMOKING, FIRE SAFETY and PROPERTY CARE
No smoking or drugs indoors. A $250 fee applies for violations.
No open flames, candles, or wax.
Only flush toilet paper—no wipes, paper towels, or other materials.
SECURITY and RESPONSIBILITY
Lock doors and windows when leaving.
Missing or damaged items will be charged:
Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20
We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated.
AMENITIES and SUPPLIES
Basic essentials are provided. Once they run out, guests must purchase additional supplies.
One bath towel per guest is provided. Request extras before check-in.

Violations may result in: Denied entry or immediate removal without refund
